This page provides an interactive tool to explore the micro-geographic commercial and residential property price and rent indices for Germany developed by Ahlfeldt, Heblich, Seidel, and Yin (2026): The Price of Productivity [LINK].
The indices are the outcome of a purely academic research project, with no private-sector involvement. They are based on real micro-data from Scout24 and are available for download from the GitHub AHSY2026-toolkit. The indices may be used free of charge provided that the underlying research paper is properly cited.
The AHSY indices build on and extend the methodology introduced by Ahlfeldt, Heblich, and Seidel (2023): Micro-geographic Property Price and Rent Indices [LINK]. Compared to the original approach, the AHSY methodology employs adaptive local catchment areas and weighted observations to generate smoother and more robust local estimates. This can be particularly advantageous in thin markets where individual transactions may otherwise exert substantial influence on local price and rent measures.
