The old thermostat will be removed and disposed of, the wires will be disconnected and capped, and the junction box will be covered by a standard white outlet plate.
It is required by the National Electrical Code that the junction box remains accessible at all times. It can be covered with electrical plates, access panels, paintings, or furniture, as long as demolition is not required to reach the junction box. You may not patch and paint over the junction box without first having a licensed electrician remove it.
The hole may be slightly larger than the standard electrical plate. The footprint of the thermostat is also slightly larger than the standard electrical plate.
Maintenance Technician Jose will patch and paint junction box areas for $50 per box. Owners who would like a specific paint color must provide a quart of matching paint.
Please note that Jose will only patch and paint the junction box area and will not paint the entire wall. If full-wall painting is desired, management can assist in locating a contractor to perform that work.
In accordance with electrical code requirements, some junction boxes cannot be permanently covered. After the HVAC replacement in your unit is complete, Jose will test the wires in the junction box to determine whether they are still energized. If the wires remain live, a cover plate will need to stay in place. In that case, the cost will still be $50, as the amount of labor required is substantially the same.
Work will be performed on Tuesdays, Wednesdays, and Fridays between 3:00 p.m. and 4:30 p.m. This time window is non-negotiable; however, owners may select their preferred workday from the available options.
