This home is in Unit 2 of the Tahitian Village, a deed restricted, architecturally controlled subdivision. The Tahitian Village Property Owners Association (POA) enforces the Covenants, Conditions & Restrictions (CC&Rs), works in cooperation with the Architectural Control Committee (ACC) to ensure that guidelines are met and that property values are maintained, hosts several events each year such as Clean Sweep quarterly events, and produces the Pine Post newsletter.
Tahitian Village is a property owner’s association rather than a home owners association. Simply put, this means you do not have to own a home in Tahitian Village to be a member. Membership to the POA is automatic, however no dues are required.

Deed Restrictions
Tahitian Village is governed by a set of Codes, Covenants and Restrictions which set forth guidelines and rules property owners must follow. The Tahitian Village Property Owners Association (POA) Board is responsible for addressing property owners concerns and enforcing Covenants, Conditions & Restrictions (CC&Rs).

Transfer Fee
Each time a lot is sold or ownership of a lot is transferred to another party, Tahitian Village charges a $225 transfer fee in order to cover the administrative costs of services that must be provided to complete the transfer. Please keep this in mind when negotiating for the purchase of property in Tahitian Village. If you intend to purchase property through a title company, the title company will generally collect these fees at closing.
All structures (including but not limited to fences, sheds and new homes) built in Tahitian Village require a permit from the Architectural Control Committee (ACC). The ACC works in cooperation with the POA to ensure that guidelines are met and that property values are maintained.

One to Four Family Residential Resale (TREC Form 20-18_0) - may alreadyl be partially completed with Seller's name and other information.

Everything you need to know about this property, short of a personal tour, should be here. If not, please ask for it to be added!
Or if you are ready to come view the property, use the contact form below to let us know when you might like to - or just use the ShowingTime service.
Rather than submit a formal contract, with all of the time and energy so required, feel free instead to submit a Draft of Offer or Letter of Intent with all of the deal points included and, if accepted, a matching contract can be drawn up accordingly. Provided below is a questionnaire for that purpose - just answer the questions and let's see how close we might be to a deal! If a deal is made, we will use the standard sales contract available from and promulgated by the Texas Real Estate Commission [One to Four Family Residential Contract (Resale) (Form ID: 20-18; 2025.01.03)].
Preference would naturally be given to offers that eliminate costs and contingencies by including, for example, the following: All cash, waiver of appraisal, no option period, buyers covering the title policy and other closing costs. The clearer the net cash to Seller is, the easier the offer will be to evaluate.
Buyers without a real estate agent or with an attorney in lieu of real estate agent are happily accommodated. If you are a real estate agent representing a buyer, please indicate if you have a buyer representation agreement in place and if you have a compensation agreement already worked out as well (or not).
