Advantage:
No duplicate entry of tenant contracts required
Disadvantage:
No automatic billing for electricity
Multiple entries of electricity tariffs (per property)
Possible differences:
In properties with electricity-only meters and no multi-energy, the heat pump can be assigned directly to the apartments using an allocation key. With multi-energy setups, the heat pump is configured as a sub-meter (separate folder) so that a separate invoice is generated, which must then be transferred into the VEWA configuration as a cost factor.
3b. Base structure
Assign the relevant meters to the nodes using the drag-and-drop function.
Important Information Regarding Assignment:
Electricity / Heat / Water
Only assign meter points directly to the billing units if the invoice recipient will later have to pay for 100% of the consumption.
If you only want to assign a meter partially to an individual billing unit, move the meter into a node within the "Technical Meters" node. Later in billing, such a meter can be distributed by percentage.
Examples:
General meters (common area meters)
Heat meter of a floor that serves 4 billing units
Charging stations with smart-me Pico / Zaptec / Easee
Do not assign charging stations directly to apartments; instead, create a separate billing unit for the charging station. This makes tenant changes easier to process.
Charging stations from other manufacturers
Charging stations from other manufacturers are not directly managed or billed in smart-me. In this case, create a node for the e-mobility outgoing feeder as a billing unit and assign the outgoing meter to the node. This way, you obtain the total consumption for all charging stations.
3b. Detail structure with meters
This way, you will notice early on if a meter fails and minimize the resulting gap in measurement data.
Advantage:
Automatic electricity billing
No duplicate entry of electricity tariffs
Disadvantage:
Multiple entries of tenant contracts
Disclaimer:
For this configuration, an additional property must be created exclusively for electricity, which includes all apartments of the three buildings.
Only the electricity meters are assigned in this property.
This way, you will notice early on if a meter fails and minimize the resulting gap in measurement data.
