The owner of 2626 - 195 Avenue NW is starting the process to rezone the site to redevelop it into indoor self storage units.

The site is located in the Edmonton Energy and Technology Park on 195 Avenue NW, north of Anthony Henday Drive and west of Highway 15.
We're proposing to change the zoning on 2626 - 195 Avenue NW from the Edmonton Energy and Technology Park Industrial Reserve (EETR) Zone to the Edmonton Energy and Technology Park Medium Industrial (EETIM) Zone. The rezoning will allow for a range of industrial uses.
City Plan was approved by City Council on December 7, 2020. City Plan sets the direction for how future growth will happen in Edmonton. One of City Plan's policies is to encourage the development of economic opportunities within the City’s Non-Residential Areas.
The site is located in a New Non-Residential Area that is intended to provide economic development and employment opportunities to our city, to support the population growth Edmonton that is expected to have in the coming years.
The land development process is a multi-step process that gets more detailed at each step. Rezoning is the first step in the land redevelopment process, followed by design, permits, and construction.
We're at the first stage of the project. We submitted the rezoning application to the City of Edmonton in May 2023 to rezone the site.
Rezoning decisions are made by City Council at a public hearing. The rezoning was approved by City Council at the September 11, 2023 public hearing.
The Edmonton Energy and Technology Park (EETP) is an area in northeast Edmonton where future industrial, manufacturing and logistics land uses are expected to develop over the next 30 to 50 years. An indoor self storage facility at this site will act as a transitional use from the existing residential use to other general industrial uses that are expected as the EETP develops in the future.
The site is surrounded on two sides by a road (195 Ave) and a railway. The new building will be placed at least 6 metres from the front property line of the site.
The maximum height allowed in the Edmonton Energy and Technology Park Medium Industrial Zone is 18 metres, which would allow about four storeys, depending on the height of each storey (Note: the average storey height for commercial and industrial uses is often taller than the typical 3 metre residential storey height). However, the proposed indoor self storage facility is expected to be one or two storeys in height.
We are still in early stages of the design process. However, the development is expected to consist of multiple buildings arranged in a north-south configuration with drive aisles between the buildings. Each building will have storage units of various sizes with their own entrances.
“Open Option Parking” was passed by Council on June 23, 2020. This change removed mandatory minimum parking requirements from the Zoning Bylaw. However, there will be some surface parking stalls for employees and visitors.
New landscaping for the site will be provided in accordance with Edmonton Zoning Bylaw Section 55 and Section 970 requirements. On a site of this size, approximately 8 trees and 13 shrubs will be required.
City Council approves policies that guide what type of development is encouraged in different areas of the city. All rezoning applications are reviewed by the City based on their own merits, context and alignment with City policy.
