Millions of pounds on masterplans, and KHT come up with this?
SO WHY DON'T THE RESIDENTS OF WORNINGTON GREEN LIKE THIS MASTERPLAN?
Well, they know a masterplan is just one idea of how to fit everything needed into a space, but let's look at why this is just so wrong!
1, The park has been decimated, replaced by a small managed garden and a circular public space. There is no playground, no kick-about, no dog run, no social areas. For heaven's sake, this is a neighbourhood of FAMILIES.
2, Frontage onto Portobello Road has been completely taken over by blocks that give straight onto the street with no intermediate space. This totally changes the character of the neighbourhood, which is an area of front gardens and patios, steps covered in pot plants, and window-boxes; indeed this is common throughout the whole of Kensington and Chelsea.
3, The proposal here is for perimeter blocks, buildings that form squares with private space within them. This kind of block is notoriously problematic because: corner units are always misshapen; problems with orientation to the sun (some units will never have direct sunlight); overlooking and privacy; noise; ownership and management of private space. These blocks are like fortresses; secluded inside, dangerous outside.
4, Perimeter blocks are built directly onto the street, there is no 'in-between' space for neighbours to gather and chat, to sit down and watch the world go by, to leave bikes and buggies. North Kensington is very much an 'out of doors' neighbourhood; people like to gather and chat. This is not Paris.
5, The current layout with no roads penetrating the main estate, though far from perfect, is at least putting the emphasis on people rather than cars. The masterplan makes it very clear that the car will dominate, which is another disaster for maintaining a close-knit community.
