Windemere Subdivision is located in the heart of Lutz, Florida, off of Sunset between Livingston and Hanna. 192 homes compose the neighborhood. Being in the heart of Lutz, it is close to many of the Lutz, Land O' Lakes, Carrollwood, and University area businesses, stores and restaurants. 12 minutes to University of South Florida. It is a quiet neighborhood with much wildlife, including peacocks, greeting the residents.
The streets of Windemere are Swan Lake, Sterling Silver, Windsor Oaks, Southern Lites, Gnarled Oak, and Willow Branch Avenue.
At the south end of Swan Lake Drive in Windemere is The Oaks, a smaller subdivision.
Florida Champion Tree
On Friday March 15, 2013 the Florida Forest Service verified a Laurel Oak in the Windemere Subdivision is a Florida Champion Tree (Laurel Oak). The tree is 84 feet tall, with a crown spread of 100 to 127 and a circumference of 216 inches.
From the Florida Champion tree website “Champion Tree Program was created by the American Forests organization in 1940, to recognize the largest known tree of each species in the United States. . . . Florida now has the most national champions of any state. . . . . Florida began keeping a state register, the Florida Champion Tree Register, in 1975 to recognize the largest tree of each species within this state.”
The tree is located on the creek right of way between 18304 and 18306 Swan Lake Drive.
Nextdoor Windemere Subdivision
As of December 2011 Windemere Subdivision has created a private social network through Nextdoor.com
The Nextdoor website (windemeresubdivision.nextdoor.com) is accessible only to the residents of Windemere Subdivision. Once you join the neighborhood website,you can find neighbors in the resident directory, view a neighborhood map, ask for advice, exchange local recommendations, and share neighborhood information. Residents can choose to see and respond to updates via email, or only on the website.

Windemere has a special district to maintain the common areas in the subdivision. $75.00 is collected as a line item on the property taxes by the Hillsborough County Tax Collector and distributed to the taxing district every year. The Windemere Special Dependent District (SDD) board is composed of 7 residents of Windemere who are elected to the positions.

Windemere is home to much wildlife including peafowl, otters, raccoons a variety of turtles/tortoises, alligators, hawks, possums, as would be expected in living in the midst of a rural area.
