2015 HUD Median Income for South Carolina. Median household income is used for a variety of reasons, that include calculating eligibility for low to moderate mortgage lending; identified as CRA (Community Reinvestment Act). Fannie Mae and Freddie Mac each have a special mortgage program that is partially based upon on the household median income (i.e. Home Possible Mortgage and the My Community Mortgage). If you are seeking a mortgage and your household income is at or under the amounts listed below, mention this to the banker or mortgage broker. The benefit may be a lower downpayment, closing cost assistance, grant money, lower interest rate or reduced mip/pmi.

The U.S. Census Bureau defines median household income as follows:
“Median income is the amount which divides the income distribution into two equal groups, half having income above that amount, and half having income below that amount. Mean income (average) is the amount obtained by dividing the total aggregate income of a group by the number of units in that group. The means and medians for households and families are based on all households and families. Means and medians for people are based on people 15 years old and over with income”
