Through the course of my working life I've participated in  all the industries related to this project, in the area of profession management, as well as, hands on. In addition to logging, forestry in general and tourism I've been involved in the construction industry in various capacities.  I am familiar with the land development process having pursued land development as a modality to reduce the cost of ownership of ranch properties.  Through the course of various consulting functions there has been opportunity to become informed of the preferences and requirements of the Agricultural Land Commision and to become generally acquainted with interfacing with the various government agencies one encounters through the course of doing business.  

 It is my personal mission to deal honestly with the interests of all parties involved considered and exercise integrity in all dealings, integrity defined as "the place where words and actions meet".  

Proponents Mission 

Over the course of the past number of years the proponent has been seeking opportunities to develop an agro enterprise / tourism / timber / integrated agro enterprise or some variation on the theme. Two properties located in close proximity offer an opportunity for purchase and restructuring.  Both properties are located near Williams Lake and have been operated as cattle ranches. The writer sees opportunity to purchase these properties, capitalize on the timber assets and develop a restructuring / amalgamation that would include; land development and restructuring, timber asset utilization, tourism opportunities and the consolidation of cattle operations.

The proponent is familiar with the industries related to these properties and has a strong experiential and educational base upon which to draw to bring this project to completion; having been directly involved in related industries throughout his life.  It is the proponents interest to organize a circumstance whereby a Joint Venture partner participating in this venture would have their capital well remunerated and the writer would be left with a large working ranch with an overall cost of ownership that permits the ranch’s ongoing viability.

The proponent proposes the mutual interests of the Joint Venture partner and the proponent be met by the ranch restructuring process. The proponent submits that by capitalizing on the timber assets and by consolidating titles and transferring latent title equity to a land development, that the goals of the proponent’s ranch ownership and participant returns will be met; most importantly - through the course of proceedings the Joint Venture Partner’s invested funds will be solidly backed by tangible assets.

FLEXIBILITY - there is a high degree of frangibility available in the way these assets are managed, the proponent is eager to communicate his willingness to accommodate prospective participants. This mission and the proponents first thinking is directed toward "doing well while doing good", to fairly reward capital and to achieve an optimal outcome for these properties. There is a long continuum in approach, we can manage the spectrum in a manner that suites participants interests.

Rural Land - General Opportunity 

The proponent sees opportunity beyond this ranch, opportunity to develop a portfolio of properties that would have land at its core and then augmented by timber and other ancillary assets.
