2018 HUD median and area income limits for Pennsylvania counties

You might be surprised to know that many Pennsylvania banks offer special financing for prospective home buyers whose income is at or below the HUD median income for the respective PA county.

If your household income is at or below the following income limits, you should call the banks in your area to see if you can obtain special financing.

These in house programs are designed to help the low to moderate home buyer. The benefits may include down payment and/or closing cost assistance, a lower interest rate, or lower down payment.

First Front Door Grant Program

The Federal Home Loan Bank of Pittsburgh offers a free down payment (or closing cost assistance grant) for qualified first time home buyer(s) in Pennsylvania, Delaware, and West Virginia. The maximum grant amount is $5,000! And this is FREE money! No payback!

The First Front Door Program is designated for low to moderate home buyers. There are income limits. The "household" income must be at or below the following income based on family size.

Applicants for this program have to be first time home buyers. First time home buyers are applicants who have not owned a home within the past three years, or owned a home only while married but not as a single person within the last three years – this includes a married couple if has not owned a home in the past three years).

The assistance grant is structured as a 3 to one match. This means that for every dollar that the borrower puts into the purchase, the Federal Home Loan Bank will "match" the buyer's investment with 3 dollars. If you pay $1,000 toward the purchase of the home, you would receive $3,000. The maximum grant is $5,000. Doing a little math, that means that if you pay $1,667, you would receive $5,000.

The First Front Door grant program may be used in conjunction with the FHA home loan program. If you're not familiar with the FHA mortgage, this loan only requires a 3.5% down payment (i.e. $100,000 X 3.5% = $3,500). The FHA does not require first time home ownership and will permit credit scores as low as 500. The Federal Housing Administration (FHA), will take a credit score of 500 to buy a home with an FHA loan, however, a 500 credit score requires a minimum down payment of 10%. The First Front Door program will also allow VA, USDA and conventional mortgages.
