PLEASE NOTE THAT WE WILL SHOW THE HOMES UNTIL THEY ARE UNDER CONTRACT BUT SOME MAY BE IN NEGOTIATION. ALSO, WE WILL SHOW UPCOMING HOMES OF WHICH WE ARE WAITING TO TAKE POSSESSION. THEY MAY NOT BE AVAILABLE FOR IMMEDIATE VIEWING.
TERMS: WE CAN SELL ALL HOMES ON A LAND CONTRACT IF DESIRED. MINIMUM OF 10% IS REQUIRED AS A DOWN PAYMENT (NEW BUILDS AND MORE EXPENSIVE HOMES WILL BE DETERMINED ON A PER HOME BASIS). USUALLY THE MONTHLY PAYMENT FOR THE HOME WILL BE AROUND 1% OF THE PURCHASE PRICE (LESS FOR NEW BUILDS AND MORE EXPENSIVE HOMES). FOR EXAMPLE: PRICE OF HOME 70,000 DOWN PAYMENT: 7000 MONTHLY PAYMENT: 700. IN CADILLAC, THERE WILL ALWAYS BE A REFUNDABLE DEPOSIT DUE TO THE CITY (GARBAGE, WATER & SEWER) OF $170. IN ADDITION, INSURANCE AND A TAX ESCROW PAYMENT WILL BE REQUIRED. MORE EXPENSIVE HOMES MAY NOT FOLLOW THE SAME EQUATION. WHEN LESS THAN 10% IS PUT DOWN, HOMES WILL START AS A LEASE TO OWN.
WE HAVE ADDED A SAMPLE LAND CONTRACT FOR YOUR REVIEW. PLEASE NOTE THAT WE OFFER A THREE-YEAR TERM AND THAT WE CAN OFFER AN ADDITIONAL THREE YEARS UPON EXCELLENT PERFORMANCE OF THE INITIAL THREE YEARS (CLEANLINESS AND UPKEEP OF PROPERTY, PAYMENTS, INSURANCE AND TAXES PAID ON TIME). THE SAMPLE CONTRACT IS JUST A LOOK AT THE BASIC CONTRACT. YOUR CONTRACT WILL BE CUSTOMIZED TO YOUR PURCHASE.
WE WILL DO A MINOR BACKGROUND CHECK ON ALL POTENTIAL INTERESTED PARTIES OF WHICH THERE WILL BE A CHARGE TO THAT PARTY OF APPROXIMATELY $30. THIS WILL BE BILLED BY A THIRD PARTY.
