Homemade Pancake Syrup

1 cup water
1/2 cup evaporated cane juice sugar
3/4 cup brown sugar
1 tsp. vanilla flavoring
1 tsp. maple flavoring

1. Combine the water and both sugars in a small sauce pan.
2. Bring to a boil over medium-high heat.
3. Let boil for 5 minutes, stirring constantly.
4. Remove from heat and add in the vanilla and maple flavorings.
5. Pour over pancakes.
6. Enjoy!
7. Store any left-overs in refrigerator.
