Illustrative Masterplan


 
It is proposed that a full planning application will be submitted shortly and will comprise the following:-

Residential

  • Approximately 150 new homes, of which 30% (45 homes) will be affordable homes.
  • A mix of predominantly 2 storey detached, semi-detached and terraced properties of between 2-4 bedrooms.
  • 45 affordable properties, delivered as 30 social rent and 15 shared ownership homes, in line with adopted policy requirements.

Landscaping and Open Space

  • Significant areas of public open space will be incorporated throughout the site, including landscaping, planting and footpath arrangements.
  • Existing trees boundaries will be retained where possible to mitigate the effect of development and respect the local landscape.

Accessibility and Parking

  • Vehicular access to the site will be from Hazelbadge Road to the south of the site.
  • Improvements will be made along Hazelbadge Road where drop off-pick up laybys will be added, as well as improving access to the development via a mini roundabout.
  • Improvements for pedestrians at the junction on Hazelbadge Road and the A5149 Chester Road.

Financial Contributions

  • It is anticipated that there will be financial contributions made as part of a Section 106 Agreement. We are currently awaiting feedback from the council, however contributions are likely to be towards the local highways and education in the local community.
