As similar developments have been approved along Cambridge Rd we have no objections but would like permitted development rights removed to avoid overlooking issues in the future. Is there adequate room in front for cars to manoeuvre so they can exit in forward gear? No recommendation.

The range of uses seems very broad and we would prefer permission was given for a particular use.

In view of very similar extensions along Buristead Rd; no objections.

No objections as long as use is incidental to the residential use of the main dwelling.

Recommend refusal. 41 Tunwells Lane forms part of a group of buildings which are identified as positive buildings in the Great Shelford Conservation area Appraisal and ones which could be candidates for article 4 directions. Hence there is a presumption that original features should be retained. The proposal to replace the original small dormer with a large flat roofed zinc clad dormer would be contrary to advice contained in SCDC’s Design Guide and would not preserve or enhance the character of the conservation area.

Recommend refusal. 41 Tunwells Lane forms part of a group of buildings which are identified as positive buildings in the Great Shelford Conservation area Appraisal
The proposal to build a two storey side extension with a flat roof and a four metre single storey rear extension which will both cut out light and be overbearing to the adjoining property 39 Tunwells lane would be contrary to advice contained in SCDC’s Design Guide and would not preserve or enhance the character of the conservation area.
Applications for which paperwork has yet to be received from SCDC so official consultation has not commenced; consideration deferred
