Institutional facilities planning require long-range holistic vision. For one reason or another institution’s leadership cannot make clear facilities plans beyond 3-5 years. Included is a case study on how this perspective amazingly received approval of funding for facilities improvement. The attendees will learn that anyone can perform a facilities condition assessment even though there is no additional funding or labor resources. Maintaining a facilities business plan is not only a matter of life or death to a facilities department, but it will have a significantly positive long-term affect on the institution maintaining sustainable facilities for life.

The intention of the presentation is to reveal from a business and down-to-earth perspective how keeping “the main thing—the main thing” in facilities management keeps us from getting too distracted from the pressure of “non-essential” areas fighting for our resources and attention.

The presentation will also reveal tried and true practical principles for developing a sustainable funding source to sustain the facilities usefulness while implementing new technologies a sustainable practices as they are developed throughout the facility’s life.

In addition, due to political pressures from donors, students, governmental agencies, etc. leadership find it difficult to authorize long-range facilities master plans; however, facilities require a master plan whether there is one or not. Once an institutional building is built it’s going to be there for a minimum of 50-100 years.

Environmentally speaking this presentation is showing that all facilities have various life cycles and that everything will have to be replaced. In order to have the funding to implement the latest technologies at appropriate times an annual strategic reinvestment is required, while properly funding preventive maintenance to keep things running at maximum efficiency to the end of their useful life.

For example, I have a very old campus with a fairly high level of deferred maintenance. I have had 4 companies evaluate my campus to try to help me justify an energy efficiency upgrade campus wide. Not one of them found
sufficient savings to do so. Bottom line, we simply operate and maintain the campus too well. As a facilities manager my only selling strategy is to replace very old components for antiquated and reliability purposes.

In my opinion, we're beginning to get the cart before the horse on the environmental issue. The driver needs to be the need for facility renewal and as a result include all the latest tested environmental technologies and
strategies. As a result we will have efficient space utilization, asbestos free, reliable efficient systems, clean air, environmentally friendly finishes, safe elevators, ADA compliance, etc. This is what I would consider "Intelligent Sustainability" holistically.
