While conducting a quality control review of a Phase 1 Environmental Site Assessment, we discovered that the assessment provider had, for periods prior to 1960, evaluated the wrong property.


What this out-of-town provider did not realize was that the address numbering for the section of street where the subject property is located had been shifted up by 100 between 1958 and the end of 1959.


So, the subject property that they were assessing, 1587 Arvendale Boulevard, was actually #1487 prior to 1960.  They did a reasonably good job on the assessment – but unfortunately, their assessment findings for years earlier than 1960 were for a property that is located a block to the west of the subject property.  Oops !


This is an example of the risk you face if you use an out-of-town environmental assessment firm that does not have a strong background in, and understanding of, local history.
