I have 39 years of experience in all aspects of the architectural and construction practices, including 30 years with my last employer, STV.
I worked in all phases of a project; from RFQ/RFP to closeout; including pre-qualification, preparing proposals, interviews, fee proposals & fee negotiations, investigations, programming, conceptual & schematic design, design development, detailing & final design, contract documents & permitting. In the last 25 years, I prepared many code analyses and implemented it into the design; completed code review with code officials on local & state levels, as well as permitting and all procedures of bidding and award to contractors. In addition to the contract drawings, I also wrote the architectural specifications (CSI Divisions 1 through 12) for most of my projects, including door hardware lists; completed QA/QC before each phase deliverables, obtained client & regulatory agencies’ approvals, completed the bidding & award phase, among other design & construction services
I provided construction administration & support on my projects. I worked in construction sites for many years. Early in my career, I worked as a site architect for general contractors on large size projects. More recently, I worked on all aspects of construction administration for the projects I designed and detailed. These include projects for the MTA, NYCT, DASNY, NJ Transit, NJ-DPMC, NJSDA, PANYNJ, LIRR, MNR, SCA, NJMVC, NJDOT, NJ DOC, NJDEP and other local & state agencies in NY and NJ.
In addition to my primary role as the lead project architect & detailer, I also managed many projects since 2002. As the project manager, I lead the A/E design team from initiation in the proposal phase through design & construction to final closeout; while personally completing the day-to-day work, including design, detailing, drafting, site work & construction support. I initiated and successfully concluded many fee negotiations for additional A/E services during both the design & construction phases. For example, I prepared detailed contract amendments for several projects for NJ State agencies; and successfully negotiated, finalized and obtained approvals for all the amendments I initiated that in some cases exceeded the original base contract amount.
For the last 20 years, I lead the architectural team on all my projects. I developed most of the details for these projects; either directly or through supervising other team members. I also lead the discipline coordination efforts, including MEP, FP, structural, civil, LV, civil, site, survey, environmental, hazmat, industrial, track, geotechnical, interior, FF&E, landscaping, utilities, etc.; either on daily basis or through rigorous bi-weekly coordination meetings.
In 2000, I was appointed the CADD / BIM manager for STV. I worked on developing and implementing corporate wide CADD / BIM standards. At the same time, I also became my division’s IT coordinator. On my request (insistence), I only accepted these additional duties in addition to my primary role as a project architect & project manager; since the two roles are inherently integrated and benefit greatly from one another.
Prior to joining STV, I worked in specifying and sourcing construction materials for projects worldwide. This job exposed me to the industry, and the inner working and details of architectural material manufacturing and CSI specs. It became a valuable experience connecting the dots between design and construction.
