This memo is being issued to provide all residents and owners about various events that are scheduled to occur in the next couple of weeks.
· Window Cleaning – On May 3rd and 4th, Crystal Window will be on the property to clean all exterior windows, including the windows and doors on the balconies. In order to clean exterior of the windows, all storm windows/screens must be removed prior to the cleaning. Please ensure that all glass and screen storms are completely removed for both days so that the windows can be properly cleaned.
Those windows that have bars on them will also be cleaned to the best of Crystal Window’s ability. As a reminder, this would be a good time to clean your storm windows before putting them back up over the clean windows.
· Free Bulk Trash Removal – On Thursday, May 12, 2011 the association has arranged for unwanted bulk trash items to be removed. Place any bulk items that you would like to get rid of in the central courtyard by 9am. A company called Turbo Haul will be on site between 9am and 11am to remove all bulk items left in the center courtyard and in the boiler room. For those who had items removed from your balconies last year, please check to see if they are located in the boiler room and please remove all items that you would like to keep, otherwise they will be hauled away. A representative from Paul Associates will be on site during the bulk trash removal to ensure that all items are removed.
· Bicycles – A reminder to residents that bicycles are to be stored in the bike rack in the boiler room only, not on balconies or in any of the common areas (including the courtyards). Any bicycles found in the common areas during the bulk trash pickup will be removed from the property. In addition, bicycles may not be stored on balconies/fire escapes. Any resident with bicycles on their balcony at any time will be asked to remove it, or it will be removed within 7 days of the notification. The key for the back gate will enable residents to gain access to the boiler room and the bike rack.
· Balconies – Please also remember to keep your balconies clear and in compliance with the Dent Place rules and fire codes. For further information, please see p. 7 of the Dent Place Condo rules: https://sites.google.com/site/dentplacecondo/dent-place-condo-rules. The management company will conduct periodic inspections and items may be removed without notice.
· Mailboxes – All brass mailboxes must be kept locked at all times. Paul Associates currently has in stock 15 locks for the mailboxes. These locks will be distributed on a “first come first serve” basis. More can be ordered, and will take approximately 10 days to arrive. After June 1st, broken or missing locks on mailboxes will be replaced by Paul Associates at the residents’ expense.
· New Magazine Racks – Unit number labels for the magazine racks will be installed soon. These boxes have been installed so that the mail carrier can leave magazines and other oversized items hopefully making it easier to get mail in and out of the brass mailboxes.
· Lock Boxes – All lockboxes on the property must be placed in the designated area only (east side of the building, on the fence in the alley – there are eye bolts where lock boxes may be stored). All lock boxes should be labeled with a resident name or unit number. Any lockboxes without labels or those placed in the front of the building on the fence, or in any other undesignated area, will be removed within 10 days from the date of this notice.
· Painting and Repair of Front Doors – In the next couple of weeks, the area around both front doors will be repaired and painted. Please use caution while coming and going while the work is being done.
· Security – A general reminder to please remain vigilant and help keep our community safe. Be sure to secure doors and gates behind you (and notify Paul Associates if a latch or lock is not working correctly), do not let strangers into the building, keep your windows securely closed when you are not home, etc.
As a friendly reminder, please take good care of the hallways now that the new carpet has been installed and the painting has been completed. If anyone accidently spills something on the carpet, or marks up the paint, please contact Paul Associates so that the matter can be addressed immediately.
