All Requested Documents are direct from the County Clerks building land records departments and Surrogates courts. Due to recordings department being backed up, searches are given an effective date no more than 30 days prior to the day of the order. All Searches, Title Abstracts, Title Examinations etc, are done to R.E.S.P.A. New York & Nassau County Standards & are certified by an licensed title examiner as use for information purposes only. These Searches are NOT INSURED. If you need title insurance please inquire by email and we will put you in connection with a Title Insurance agency.

-Estimate Time of Arrival for Certified Deeds:
Nassau County: Mailed out Priority USPS the next business day.
Suffolk County: Mailed out Priority USPS in 1-3 business days.
The 5 Boroughs of NYC: Mailed out Priority USPS in 2-7 business days.

-Estimate Time of Arrival for Copies of Current Owners Deeds & Other Vital Land Records.

-Nassau County & The Five Boroughs: Sent Via Email & Mailed 1st class USPS the same day of order for deeds recorded after 1969, Old archives must be ordered from the county clerk, deeds recorded before 1968 will take an additional 24 hours.  

-Suffolk County: Sent via email & Mailed 1st class USPS the next 24-72 hours


THERE ARE ABSOLUTELY NO REFUNDS FOR COPIES OF DEEDS OR LAND RECORDS ONCE YOUR ORDER IS PLACED UNLESS YOUR REQUESTED RECORDS CAN NOT BE OBTAINED IN THE 24-48 HOUR PERIOD.

(PLEASE NOTE: For Each page we pay the county clerk copy costs, As the Clerks office does not accept refunds we cannot either, even in a case where you have provided the wrong address.
