Schedule an Inspection

You may contact us by phone or email to schedule your inspection. We make every effort to perform your inspection at a time that works for you; therefore, there are no additional charges for weekend or “after hours” inspections.

Fees and Inspection Agreement

We will confirm our inspection fees prior to your inspection so there are no surprises after the fact.
(See our Services and Fees page for specifics on fees.) It is important to read over and understand the Inspection Agreement (see our Inspection Agreement page). The Inspection Agreement spells out what the inspection includes as well as what it does not include. This is the best way of laying out the ground rules for the inspection so that both parties know what to expect. We will provide a hard copy of the Inspection Agreement on site, or, if you are unable to attend at the time of inspection, a copy may be provided by other means at your convenience. If you have any questions or comments in regard to the Inspection Agreement, please feel free to give us a call. A signed copy of the Inspection Agreement and full payment for your inspection is required before the inspection can begin. Payment for inspection may be made by cash or check. 

The Inspection


Although not necessary, I do encourage my clients to join me during the inspection if possible. On the day of your inspection, I will typically arrive 5 -10 minutes early. This gives me time to take photos from the street, unload tools, and prepare paperwork. If you decide to meet with me on site, we will spend some time with introductions, and I will answer any questions you may have of me. This is a good time to point out any specific concerns you may have about the property.

I begin the inspection by walking the exterior of the home and inspecting the roof, utility services, grading, windows, doors, etc. I then work my way inside the home. I will usually begin with the basement or grade level story and work my way up, evaluating all of the home’s systems and components as I go. I will finish with the attic.

As a part of your inspection report, I will include color photos to go along with comments, so you will see me taking a lot of pictures with a digital camera. The fact that I’m taking lots of photos doesn’t necessarily mean that there are a lot of deficiencies. I like to take photos of the homes positive features as well.

I like to save the crawlspace for last. This can be a dirty job and I don’t like to enter the home afterwards unless absolutely necessary. No need to join me here. I will provide photos in your report to verify the condition of the crawlspace and its components.

If you do decide to join me on site for the inspection, I will offer commentary along the way and of course you are welcome to ask questions at any time.

Your Inspection Report

Once the inspection is complete, I will create your inspection report. Because the preparation of the report can be lengthy and time consuming, I complete this process off site. Your report will be made available to you for viewing and printing by simply visiting our website. Note that if you don’t have internet access, your report can be delivered by other means. Just let us know what works for you. Although 24 hours is our official deadline for providing inspection reports, we make every effort to provide this important document the same day as our inspection. By way of email, I will provide you with a username and password that you will use to access your report. Your report is your property and you are not required to share its content with anyone. Your report will be available for viewing and printing as often as you like for 5 years after posting for no additional charge.
