Application Procedure

 
We can offer a free initial consultation with a no obligation quote and if you are happy for us to continue, we provide an easy staged* approach with a pay as you go fee structure. Our stages follow the RIBA plan of work.
 
 
Stage one - Survey
 
Complete survey of existing property and discuss proposal options.

  
 
Stage two - Planning Application 

Liaise with third parties including conservation officers, ecologists, highways officer etc

Complete layout drawings for client approval and submission to local authority.

Liaise with planning officer and client to achieve planning approval. 

 
 
Stage three - Building Regulations 

Liaise with third parties regarding any technical reports including structural engineers, SAP assessors etc

Complete building regulation drawings and specification for submission to local authority.

Liaise with building control to achieve building regulations approval.


Stage Four - Tender Issue 

Complete tender drawings, specification and collate manufactures specification for tender issue.

Issue Tender package to approved 3+ contractors for tender costs for the proposed works.

Appraise and summarise tender with recommendations for client consideration.


Stage Five - Contract Administration 

Appoint contractor on behalf of client and set up JCT Contract with retention percentage and period.

Site visits to inspect the works and deal with any contractor queries and variations.

Administer the terms of the contract during work on site, completion and retention period until snagging completed

*Payments can be made in installments, as each stage is complete and ready for approval/submission.
