We were unexpectedly left without a management team for 4 weeks going into our busy School Holidays / Christmas period. We were fortunate to find Steve and Sharleen’s details advertised online and they were still available. They were able to take on the management of our Strata Title building within a few days and lived on-site for the duration of the period. They took over all processes with limited support, including the management of the front office for short and long stay, facilities management, caretaking and cleaning. They managed the housekeeping team and in the time they managed our building, they raised the quality of the cleaning and upkeep of the public areas. We will certainly be utilizing Steve and Sharleen in the future if the need arises.

December 2020/January 2021
Arise Hedge at Kawana Waters is a new 90 unit 6 floor residential building and the Management Rights owners are Arise Hotels, a large Australian Hotel chain.
We spent 5 weeks here from 21-12-20 after their managers resigned then left just before the start of the Christmas holiday season and a few days after the lifting of Covid lock down restrictions, the busiest time of the 2020 year.
This was an emergency appointment on short notice where we had to hit the ground running and we worked 35 days straight with minimal support staff over this hectic Xmas period, we were kept busy.
September/October 2020
Central on Sutton in Redcliffe is a new 97 unit 8 floor residential building with some units for sale and about half in the permanent rental pool. It was a 5 week appointment by the developer of the property whose Caretaker manager was taken to hospital after a heart attack which nearly killed him. No onsite accommodation was available so Sharleen lived out of our suitcase in 2 separate Motels. The onsite manager returned from hospital to recover in his managers unit with the help of his family.
Airlie Summit Apartments
Sharleen and I managed the total operations of the M R business at Summit with minimal staff apart from the housekeeping cleaners who we employed on a casual basis.
We worked together in the office as well as maintaining the 21 gardens, pool, common areas, 5 lifts and 122 car parking bays in the 7 buildings positioned over 3 driveway levels.
2019 was a busy year weather wise and for building improvement.
It rained every day for about 3 months from January and in February it rained continually for 3 weeks that dropped close to 2,000 mm of rain (i.e. 2 metres of rain) which led to the flooding of Townsville, 2 hours up the road.
When the rain eventually stopped it was time to complete the Insurance repairs to the damage caused by Cyclone Debbie that devastated Airlie Beach 3 years earlier.
There were 22 of the 61 units that had to have some of their windows removed, resealed and water damage repaired which required the residents of these 22 units to move out, or live in the 2nd bedroom, for 3 to 5 days. Sharleen and I worked hand in hand with the builder, tenants, residents, and tradespeople to have this work completed in about 9 months.
When we departed in 2020 most unit owners were receiving the highest rental income they ever had, the MR business was showing its best profits ever and the complex was full of reliable long term tenants producing stable income.
