Hudson Hotel 356 West 58th Street, New York, NY 10019 ---------- 58th street view of the Hudson Hotel ---------- The old Henry Hudson Hotel, at 353 West 57th Street was built in 1929 with the support of Anne Morgan as the American Woman's Association club house including a 1,250 room dormitory. She was the daughter of J. Pierpont Morgan, and used her huge inheritance to advance causes for women's social justice. The $4 million club Anne Morgan created was a place where unmarried professional women could network their way to upward mobility in businesses. In those days, women were excluded from the men’s clubs and corporate offices. The 24-story utilitarian building designed by architect William Morris included a ballroom, swimming pool, gym, restaurant and meeting rooms. Its exterior was compared to a factory. In 1941 the American Woman's Association declared bankruptcy, and the building became a hotel open to both sexes known as Henry Hudson Hotel (its slogan: 1,200 rooms - 1,200 baths) with the entrance on 57th street. During the II World War it housed soldiers who were being trained before shipped overseas. After the war, it was used briefly by the United Nations which used the hotel for meetings of the Security Council, the World Health Organization and other UN bodies. From September 1 to September 4, 1945 historic chess matches took place in the Henry Hudson Hotel Ballroom. It was the USA vs USSR radio chess match. The 10 leading masters of the United States played the 10 leading master of the USSR for chess supremecy. The match was played by radio, with the US team at the Henry Hudson Hotel and the Soviet team at the Central Club of Art Masters in Moscow, 5000 miles away. The 1963-1964 U.S. Chess Championship was played out in the Henry Hudson Ballroom won by Bobby Fischer. According to Real Estate Weekly the building was purchased by Ian Schrager in 1997 from Ed Schatz for about $50 million. Schrager partnered with Ed Scheetz and David Hammamoto's Northstar investment fund. Schatz retained the retail portion of the ground on 57th Street (now a Walgrens) and a penthouse office. The Ackman-Ziff Real Estate Group LLC arranged an $80 million construction loan and a $30 million mezzanine construction loan for Ian Schrager Hotels LLC, the entity owned by NorthStar Capital Investment Corp. and Ian Schrager. Ian Schrager worked with designer Philippe Starck on a three-year renovation that cost $125 million. It is now called the Hudson Hotel, has 920 rooms and an entrance on 58th Street. According to the 2010 Annual Report Morgans Hotel Group owns 100% of Hudson, which is part of a property that is structured as a condominium, in which Hudson constitutes 96% of the square footage of the entire building. Hudson has a total of 920 rooms, including 86 SROs. SROs are single room dwelling units. Each SRO is for occupancy by a single eligible individual. The unit need not, but may, contain food preparation or sanitary facilities, or both. SROs remain from the prior ownership of the building and we are by statute required to maintain these long-term tenants, unless we get their consent, as long as they pay us their rent. In February 2010, Morgans Hotel Group completed and opened Good Units, in approximately 8,000 square feet of basement space that was formerly a gym. Good Units is a venue for special functions. For the year 2010 the Hudson Hotel ran 86% occupancy with an ADR of $213 and a RevPAR of $189. Hudson's guest rooms are tiny even by New York City standards. Standard and superior rooms are just 140 to 170 square feet.
