What do I need to include with my application?
You can send an e-mail to: (email@example.com). Send scans or photographs of the following:
- copy of driver's license and/or passport
- voided check or bank statement
- employment verification documentation
- other sources of income or aid documentation (W2 / student aid / government aid)
How can I pay my $35 application fee?
You can pay with online banking using the e-mail: firstname.lastname@example.org, PayPal, ChaseQuickPay. If you have another method of payment, please let me know by emailing me at email@example.com.
We have multiple roommates, do we each need to pay $35?
No. We charge $35 per household, not per application. Each roommate will need to fill out their own application though.
What are your criteria for renters?
The number one criteria is source of income. If you have a solid source of income, and earn 3x amount of gross rent, you are in good shape. Prior evictions or bad credit will be considered based on circumstance.
I am a student and don't have a source of income; can I still rent from you?
YES. If you are a student without a job, we will need a co-signer for the rental agreement. Please have a co-signer (usually a parent) fill out an application.
What is your pet policy? Do you allow dogs?
Yes, we do allow dogs and pets. A pet application will have to be filled out with the rental agreement. We do charge an additional monthly fee for pets.
We are very interested in renting from you and don't want to miss our chance to another applicant. What can we do?
The best thing to do is fill out an application as soon as possible. E-mail or call to make sure it was received. The home will be rented out to the first qualified applicant.
Is it possible to put a hold on the home?
The home will be taken off the market as soon as the application has been approved, rental agreement signed and deposit made. We cannot put a hold on a home before these steps are taken.
I don't have a scanner, and my photographs are turning out blurry and hard to read, what should I do?
If you have a smartphone, you can download a free scanning app that uses your phone's camera. These apps work great and they are free. We have used one called Tiny Scanner.
I would like to view the home, how do I do this?

Is this home in a safe area?
It is always recommended that you lock your car doors and home when you step out. Our properties are all located in quiet, family-friendly blocks usually within walking distance to a good school. It is best to do your own research online using crime maps and statistics for any given area. We suggest crimemapping.com as one source. It's a good idea to look where you are currently living to give you something to compare it to.
Do you accept government vouchers or other assisted living situations?
Yes, we do. Please note that we cannot put a hold on the home while paperwork is being reviewed, or inspections are pending. The first qualified applicant will have priority.
What does in-unit laundry available mean?
The home comes with a washer/dryer hook-up, usually located within the home. Chances are, the home will come equipt with a washer/dryer. The current washer/dryer will not be maintained by the landlord. If the washer/dryer needs to be replaced or repaired, the tenant can repair or replace current washer/dryer or rent one from us at that time. The cost is $50 a month if needed.
