Please excuse the mess during construction and understand that you are not looking at the final product - just envision the house totally updated by the time you move in!
Here are the steps to follow in order to rent this house:
  1. Review rental information to make sure it meets your needs, timing and budget. We will be providing priority to folk that can move in sooner.  Combined applicant income of $4600 per month is required.
  2. Review all the forms listed in the middle column above to make sure you understand disclosures and tenancy requirements.
  3. Text us at 214-444-3071 to schedule a showing. A brief phone interview may be required.
  4. Ask us any questions by email (see contact page). 
  5. Fill out applications. Background checks will be performed on all adults that will live at the property.
  6. Ask us any questions you are unsure about (e-mail is preferred, see contact page).
  7. Submit application fees, and provide us with signed release so that we can run your credit. We will perform a review of your application (including contacting your landlords and employers).
  8. Once you are qualified, you will need to complete the Lease, and we can accept your deposit to hold the property for you, until you are ready to move in. We will continue to market the house until a deposit has been received.
  9. You will receive the keys once you submit a full month's rent.
  10. Switch utilities into your name and Move-in!
We perform credit, criminal, income and rental background checks on each adult applicant.  Any felony conviction or domestic violence offense with any adult applicant will result in immediate termination of the entire application. Please be sure to read the Prospective Tenant Screening Criteria to make sure that you qualify to rent with us.  We do not discriminate against any applicant on the basis of age, gender, race, religion, creed, national origin, sexual preference, or any protected class by federal law. We do not accept Section 8 vouchers.
Pets are considered on a case-by-case basis; additional deposits, pet rent, and registration fees may apply. When inquiring about your pets, please convey the animal type (dog, cat, turtle, etc), breed, weight, indoor/outdoor, and any other information that you feel should be known about your pet. A pet interview may be required. Our insurance carrier will not insure us if you own a dangerous dog breed. You will not be able to place any above-ground pools or trampolines on the property.
