Koke Mill East First subdivision is in wards 7 and 8 of the City of Springfield, and is a Planned Unit Development with covenants and an active homeowners association. Households within the Association are bounded by Koke Mill Road to the West, Old Jacksonville Road to the north, Veterans Parkway to the east, and the retention ponds and drainage area to the south running from Veterans Parkway, across Greenbriar to Koke Mill Road (see the plat maps on the "Covenants" page).
"After a confusing, complaint-laden branch pickup in the spring, the city has moved up its fall branch pickup schedule from November to October.
During branch pickup, the city is split into four zones and Office of Public Works crews visit each quadrant once. The first week of branch pickup is Oct. 8.
Crews will dispose of any branches that residents place in a pile on their front curb before 6 a.m. the Monday of their scheduled week.
The schedule follows:
  • Week of Oct. 8: Northwest Quadrant – area north of South Grand Avenue and Old Jacksonville Road. West of Walnut Street/J David Jones Parkway
  • Week of Oct. 15: Southwest Quadrant – area south of South Grand Avenue and Old Jacksonville Road. West of Walnut Street.
  • Week of Oct. 22: Southeast Quadrant– area south of South Grand Avenue and east of Walnut Street, including the properties around Lake Springfield.
  • Week of Oct. 29: Northeast Quadrant – area north of South Grand Avenue and east of Walnut/J. David Jones Parkway."

Hello Neighbors,
Judi here!

I would like to invite everyone to think about volunteering for the following:

1.  Assist in reviewing a new lawn mowing contract/idea. (3 people))
2.  Assist in taking notes at the next meeting.TBD (1 person)
3. Join the Architectural Board. (3 people)
4. Groundskeeper position (2-3 people) 

Issues/Possible Solutions:
1. Our lawn mowing service is in the process of being terminated. We are looking for a new company. If anyone has a company they would like to have bid the contract. Please, schedule the appointment with them. Give me the date and I will walk them through the properties. Any volunteer who wants to be the groundskeeper or assists in the review of the new contract will be notified of the appointment. 
2. The fence along Koke Mill is dilapidated and needs to be addressed. And by addressed I mean: the homeowners need to be told that the fence is on their property. However, according to HOA rules, any new structures have to be approved by the Architectural Committee. We currently have such a request in front of the AC board. This will completely change the look of the neighborhood along Koke Mill, which could affect the aesthetics, therefore, the property value.

Having said all that.......
Below is a list of things that I believe we all want.  And that is what I am asking you to volunteer for..... (smiley face)

The goals of the HOA contract:
1. Help maintain a safe, neighborly and lovely place to live.
2. Maintain our property value (through care and maintenance of the commons areas).

Call to action:
Go knock on the door of the person who lives on your right. 
Introduce yourself, if you haven't already.
Ask them if they have an email address. If they do. Send it to me! 

I only have 93 emails and there are 418 households. 

Thank you all for being patient with Mike, myself and the rest of the board as we straighten out the lawn mowing debacle.
