Bhaktiyog is a housing society in Borivali which was built by Baburao Paranjpe back in the year 1986.
The typology of the builtform is bar buildings facing the street and two C buildings facing each other with a overlooking courtyard. The space between the bar and C type buildings is used for parking and the community hall sits between ends of both C buildings.
An exercise of physical model making was carried out to explore the different ways in which the additional new tenements would sit with the existing buildings. These massing models gave an understanding of how would the addition of new mass alter the volumes and movement of the overall space of the built form.
The average population of this society is elderly.Over the next 15-20 years it becomes a home for the elderly.Their children are in abroad for further education and there is less possibility that they would return back and settle there.Although, India currently is a country of maximum young population. In the next 40 years, this population would become old.
Keeping these statistics in mind, it becomes imperative for the design to respond to the needs of the elderly, considering the current as well the future of this society. An added layer to this would mean considering the requirement of social security and financial independence of this population.
The model is a complete retrofit project of the existing structure Retrofit, in this context then becomes a viable option which works well as a financial model for the residents as well as several other stakeholders.
Retrofitting this society would allow for the existing life and memories to retain and at the same time would improve lives by making the space more sensitive towards its users. The existing typology of a chawl provides the built form with common corridors which become one of the most primary elements of the design. The corridors and the central courtyard become the only gathering spaces for the community.
An extension of 20% would be given to every house .Each house gets a toilet.
1 floor will be added in for rental housing which would generate recurring income for the society.
Some of the common spaces that will be added are the a common library, fitness Center/Yoga center which can also be used as an coworking space , Multipurpose hall which can be rented to generate income or can be used as activity Center and the existing community hall which could become the exhibition or workshop space.

The terrace having a walking track becomes an interaction spot which is connected by bridges to all the four buildings.
Gazebo becomes an resting place on terrace and can also be used for various activities
The parapets of the extended corridors afford seating spaces which become the pause points.
