To choose a sauna, steam room or hammam manufacturer in the UAE, check five things before price: who builds the room, which design values they work to, how they waterproof, which equipment they install and what the warranty covers in writing. A good contractor can answer all five on one page, with numbers, and can show you a finished room in the region.
This checklist was written by Alican Aykaç, Managing Partner of Sauna Dekor Spa Solutions, an Istanbul manufacturer founded in 1987 that has run Gulf projects from a Dubai office since 2025. It is meant to be useful whoever you hire.
Ask whether they manufacture or resell, and ask for the factory address. A manufacturer builds the room in its own facility and sends its own installers, so it can change a bench height or a glass front within days. A reseller orders a kit and subcontracts the fit-out, which adds weeks to every change.
The second question is about scale. A single sauna takes about 2 weeks to build; large projects can take up to 6 months. A hammam in a private home takes 3 to 8 weeks, and up to 12 weeks on a large project. If a quote promises a hammam in ten days, ask what has been left out.
Each room should have a written design value in the quotation. A Finnish sauna runs at 80–100 °C in dry air, a steam room at 40–50 °C and close to 100 % relative humidity, and a Turkish hammam at 40–50 °C room air. Use these numbers to compare offers line by line.
Finnish sauna: 80–100 °C; dry; about 2 weeks for a single sauna
Infrared cabin: 45–60 °C cabin air; dry; depends on scope
Steam room: 40–50 °C; close to 100 % RH; depends on scope
Turkish hammam: 40–50 °C room air; high; 3–8 weeks in a home, up to 12 on large projects
Cold plunge: built for 2–15 °C water; —; depends on scope
Snow room: about −10 °C (TechnoAlpin); —; depends on scope
A steam room is a wet room, not a warm room, and everything behind the tiles has to be designed for that. In a hammam, the heated marble platform, the göbek taşı, is held at a surface temperature of 40–45 °C. It needs its own heating circuit, separate from the room air.
Ask for the waterproofing build-up in writing: substrate, board or membrane, joints, corners, floor drain and vapour barrier. Dubai air is hot and humid for much of the year, so wet rooms fail at the edges. We give a 5-year warranty on structure and waterproofing, because that is where the real risk sits.
A credible contractor names the system, shows how pipe penetrations are sealed and explains how the room drains. If a warranty only says "2 years" with no scope, ask what it actually covers.
The quotation should name the heater, steam generator and controls by model, so you can check spare parts and power demand before the electrician starts. On our projects every steam room runs on a Condair steam generator, sauna heaters come from EOS or Harvia, and the 6 m² snow room we built in Dubai uses TechnoAlpin.
Sauna Dekor is not a dealer for these brands; we install them as part of the room. For glass fronts, Harvia's rule of thumb adds about 1.2 m³ of heated volume for every square metre of glass, stone or concrete, which changes heater size. A contractor who sizes the heater from floor area alone has not done the calculation.
Ask which timber is used for walls, benches and backrests, and why. Our standard sauna timbers are ayous, thermo-ayous, aspen, thermo-aspen, pine and thermo-pine; hemlock, red cedar and alder are available on request. Any answer should come with a reason, not just a name.
More on the choice is in our note on which wood suits a sauna interior.
Ask for at least 1 finished room in the region that you can see in photos, and ideally in person. Named commercial projects are easy to check; private homes are shown without the owner's name or address. Our Gulf work includes the Diplomatic Club in Doha (2022) and a private villa sauna and hammam in Riyadh (2024).
Other examples: a Finnish sauna for a private villa in Qatar (2025) and a 6 m² snow grotto in a private villa in Dubai, handed over in October 2025. In Türkiye: the Hilton Istanbul Maslak spa (2017) and the Hyatt Regency Izmir İstinyePark spa (2023).
The warranty should list each part of the work and its period separately. Ours reads: 24-month warranty on workmanship and manufacturing; 24-month manufacturer's warranty on electrical and mechanical equipment; 5-year warranty on structure and waterproofing. Ask every bidder for the same detail, and ask who comes to site in year 2.
How long does it take to build a sauna in Dubai?
A single sauna takes about 2 weeks once the room itself is ready for fit-out. Large spa projects with several rooms, a shared plant room and pools can take up to 6 months, depending on scope.
Is a steam room the same as a hammam?
No. A steam room is a sealed room at 40–50 °C and close to 100 % humidity. A Turkish hammam has room air at 40–50 °C and a heated marble platform used for washing and scrubbing.
How cold is a cold plunge pool?
We build cold plunge pools for water temperatures from 2 to 15 °C. The owner sets the temperature within that range, and the chiller is sized for the pool volume and the plant room.
Can a snow room work in the UAE climate?
Yes, if the vapour barrier is continuous and the drainage handles daily melt water. Snow rooms run at about −10 °C, so warm, humid outside air must never reach the cold shell.
Should I hire a manufacturer or a fit-out company?
Either can work. A manufacturer builds and installs its own rooms; a fit-out company coordinates several trades. In both cases, ask who is responsible for waterproofing, in writing, for 5 years.
