Application: All persons 18 years of age or older must fill out an application and be listed on the lease agreement. Providing or submitting false or untrue information on your application or failure to cooperate in any way with the verification process will be cause for rejection of your application.
Co-Signers & Guarantors: We do not accept Co-Signers, Guarantors, or non-resident leaseholders.
Occupancy: We allow two (2) persons per bedroom per apartment regardless of age. For example, a one bedroom apartment could house maximum two (2) people and a two bedroom apartment could house a maximum of four (4) people.
Identification: Valid State or Government issued photo identification is required as proof of identity. If the credit report indicates a Fraud Alert you may be asked to provide further proof of identity. Applicants without a Social Security Number and all Non-US Citizen applicants must provide USCIS documents as verification of your lawful eligibility to be within the United States. Acceptable forms include I-551, 1-766, I-766A, I-94 with US Passport and Visa, or I-20 with US Passport and Visa. The documents must be valid and not expire within the term of the lease.
Income/Employment Requirements: The total gross monthly household income must be at least three (3) times the stated rent amount. Applicants are required to provide proof of local, stable and verifiable current employment. Acceptable methods of proof of income may include: (a) One month’s current consecutive paycheck stub(s), (b) An Offer Letter or Letter of Employment for applicants starting a new position. (The Letter will be verified.) (c) Self-employed applicants will be required to show proof of income through copies of the previous year’s certified personal tax return with 1099’s (if applicable). In addition, we require year-to-date monthly bank statements to verify the stated income on the application. Business must be in operation for at least 6 months. (d) If the applicant(s) have no verifiable income from any source, proof of assets in U.S. funds (meaning cash or cash equivalents) must be provided in the amount equal to the sum of at least (6) times the stated rent amount on the apartment that is being applied for. A current bank statement is required. Bank statements may be requested in order to verify any income source provided. An application will be denied if we are unable to verify income that reasonably affirms your ability to pay rent.
Screening: This community uses an independent credit reporting agency, RealPage Inc. to obtain and evaluate your consumer credit report. Your consumer credit report contains information about you and your credit experiences, including but not limited to such items as your bill‐payment history, the number and type of accounts that you have had, delinquent payments, collection actions, outstanding debt, and the age of your accounts. RealPage Inc. may also obtain, review and evaluate other relevant criteria about you, including but not limited to information regarding any judgment, criminal history, evictions and rental payment history. Based on its evaluation of your consumer credit report and any other relevant criteria, RealPage Inc. sends a recommendation regarding your application. Based upon the RealPage Inc. recommendation, your application will either be approved, approved with conditions (which will require an additional security deposit be paid or cosigner); or denied. If RealPage Inc. makes a recommendation of denied, you will be given the name, address and telephone number of RealPage Inc. and of the consumer reporting agencies that provided your consumer information to RealPage Inc., as well as other information required by law.
Criminal Background: A criminal background check will be conducted for each applicant. The application or occupancy of any person may be denied at any time based on their criminal history, in Landlord’s sole and absolute discretion. Any felony or misdemeanor convictions for any charges related to: terrorism, crimes involving possession, manufacture, or delivery of any controlled substance, marijuana, drug paraphernalia, weapons, fraud or financial crimes, prostitution, sex, animal cruelty, OR crimes held against persons or property, will result in denial of application. "Conviction" includes but is not limited to a deferred judgment; a withheld adjudication; a plea of nolo contendre; a guilty plea; or a plea bargain to any lesser charge, including to a misdemeanor. Criminal convictions older than ten (10) years will not automatically result in a denial provided that no further convictions have occurred. Applicants must pass the Office of Foreign Control (OFAC) and Terrorist Watchlist Search. Any persons listed will be automatically denied.
Rental Requirements: A current residence and at least twelve (12) months verifiable resident history will be required. A positive record of prompt monthly payment, sufficient notice given, and no damages is expected. Renting from a relative is not considered rental history; as a contract performance cannot be determined. Home mortgages can substitute for rental history. If there is no rental history, application may be approved with an additional security deposit. Any evictions or rental collections will automatically result in denial of the application.
Credit Requirements: Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. Unsatisfactory credit history can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies. Your Beacon Score is not the majority or sole contributing factor in determining creditworthiness; however, an average Beacon Score of 600 or below may result in your application being denied. If no credit history has been established, you may be approved with an increased deposit. If the credit report shows all negative accounts and no score can be established, your application will be denied.
· A bankruptcy will result in an additional deposit and must be discharged to be eligible for approval. Proof of discharge may be required.
· Any type of foreclosure or short sale within the last three (3) years will result in an increased deposit.
· If there are any outstanding balances, unpaid collection accounts or judgments from a rental company or landlord the application will be denied.
Pets or Animals: All pets or animals must be approved prior to move in. An animal application is required to be completed. A photo of the animal is required, and a physical assessment may be requested. When and if an approved animal is permitted on a property, additional fees are required. Other: Individual properties may have other specific requirements in addition, but not in contrary to those listed above. The applicant will be presented with these requirements as part of the application process.
Applicants or their household members who display hostile, belligerent and/or discourteous behavior and/or
action toward staff or management during the qualification process may have their application rejected.
