Resident Liability Program

Clarification on what needs to be included on your lease:

Make sure your insurance outlines $100,000 minimum. Additionally, please also include the following sentence to ensure the windows and doors coverage extension is included:

Landlord will NOT pay to repair the following items unless caused by Landlord's negligence: (i) conditions caused by Tenant, an Occupant, or any guest or invitee of Tenant; (ii) damage to doors, windows, and screens;

This is sentence is especially important because it is one of the most common causes of loss we see. If the sentence is not included in the lease, the carrier will not pay the claim. If the lease was already executed without this sentence, you can have the resident sign and date the attached endorsement until renewal.
