The Southwest Dixon Specific Plan aims to guide development of a 477 acre site in southwestern Dixon, adjacent to I-80. The plan aims to guide development of new residential, commercial, and employment spaces.
The City has a development agreement with Jen California 6, LLC, Ryder Family Rentals LLC, and Andrews Dixon LLC to develop within the specific plan.
20.85 acres will be dedicated to community commercial development located along West A Street and an extended Gateway Drive. Development in this area will provide goods, services, and entertainment.
11.3 acres will be dedicated to highway commercial development located along I-80. This can include fast food restaurants, gas stations, and motels. The maximum height in this zone is 40 feet.
23 acres will be dedicated to community and neighborhood parks. A community park will be located along West A drive. A neighborhood park will be located east of Pitt School Road.
About 185 acres will be used to house 590 low-density residential units. These will consist mostly of detached single-family homes on sites between 7000 and 19,999 square feet.
About 112 acres will be used to house 644 low-medium-density residential units. These will consist mostly of detached single-family homes on lots between 3,000 and 6,999 square feet. Low/medium-intensity attached dwellings are also allowed.
About 9.7 acres will be used to house 131 high-medium-density residential units. These will mostly consist of townhouses and garden apartments, although high-density detached apartments may also be permitted.
About 42 acres will be dedicated to employment-generating development adjacent to the freeway and buffering the freeway from residential neighborhoods. This can include business/industrial uses, professional/administrative offices, and highway commercial.
