All four projects are expected to be led by Prive, with the firm serving as GP in some cases and Co-GP in others, while maintaining a unified vision for each project.
Each parcel is expected to be contributed to its future development at a minimum land value of approximately $25 million, and that land contribution may represent up to approximately 15% of the total project cost for each site. Across the full platform, Prive’s goal is to turn the projected $100 million of land market value into equity across the three to four developments on this site. That $100 million, which already carries an embedded gain of approximately $25 million from the discounted acquisition, is projected to grow to approximately $200 million in equity value upon completion of all projects, yielding an estimated $125 million in total profit for investors.
Each project is being planned with a target annual return of at least 20%, over an overall business plan of approximately five years. For equity partners, the proposed structure includes a 9% annual preferred return and an expected annual IRR above 20%, subject to final underwriting, entitlement progress, financing terms, and market execution.
