To obtain a Missouri real estate salesperson license, you must:
Be at least 18 years old
Have a high school diploma or equivalent
Complete 72 hours of approved pre-licensing education
Pass the Missouri real estate licensing exam
Submit fingerprints and pass a background check
Apply for licensure through the Missouri Real Estate Commission (MREC)
Missouri requires 72 total hours of pre-licensing education:
48-hour Salesperson Pre-Exam Course
24-hour Missouri Real Estate Practice Course (taken after passing the exam)
The cost of the 72 credit hour course is $499
In Missouri, about 55–60% of first-time test takers pass the real estate licensing exam. The national portion is the most challenging, with pass rates around 50–55%, while the Missouri state portion has a higher pass rate of 70–80%. Students who complete their coursework, take practice exams, and prepare consistently tend to pass at much higher rates.
The exam consists of two portions:
National portion: 100 multiple-choice questions
Missouri state portion: 40 multiple-choice questions
Both portions are timed and scored separately.
Exam fees typically range from $52–$70 per attempt, depending on the testing vendor and whether you are taking one or both portions of the exam. These are always subject to change. Please check with the Missouri Real Estate Commission for exact costs
If you fail:
You may retake the exam after re-registering and paying the exam fee again
If you pass one portion and fail the other, you usually only need to retake the failed portion
There is no limit on retakes, but additional fees apply
You have six months to submit your real estate license application to the Missouri Real Estate Commission after completing your 48-hour pre-examination course or passing the exam.
Yes. In Missouri, you must be sponsored by a licensed Missouri broker in order to activate your salesperson license.
To earn your Missouri Real Estate Salesperson license, follow these steps:
Complete Required Education: Finish the 48-Hour Pre-Examination Course and the 24-Hour Missouri Real Estate Practice (MREP) Course through an accredited school.
Pass the Licensing Exam: Pass both the National and Missouri State portions of the PSI real estate exam.
Pass a Background Check: Complete a fingerprint-based criminal background check through MACHS/IdentoGO.
Choose a Sponsoring Broker: Partner with a licensed Missouri real estate broker who will hold your license.
Submit Application: Send your completed application and fees to the Missouri Real Estate Commission (MREC) within six months of completing your 48-hour pre-exam course.
Most students complete the licensing process in 3 to 8 weeks. Full-time students taking intensive or self-paced online courses can finish the 72 total hours of coursework in 2 to 3 weeks, take the exam in week 4, and submit their application shortly after. Part-time students balancing a full-time job typically complete the process in 6 to 10 weeks. Our class is a Monday - Saturday long class for the 48-credit hours, followed by a Monday - Wednesday long class for the 24-credit hours.
The 48-Hour Salesperson Pre-Examination Course is the foundational education required by the state. It covers core real estate concepts, including property ownership, land use controls, contracts, financing, agency relationships, valuation, and Missouri real estate law. It is specifically designed to prepare you for the licensing exam.
The 24-Hour Missouri Real Estate Practice (MREP) Course focuses on the practical, day-to-day mechanics of real estate. Unlike the theoretical pre-exam course, MREP covers practical skills such as filling out Missouri purchase agreements, managing client relationships, handling earnest money, listing properties, and risk management.
You must take the 48-Hour Pre-Exam Course first. Missouri state law requires you to complete the 48-hour course before taking the 24-Hour MREP Course.
