How does my listing become part of the Luxury Collection Program?
Many Luxury Collection marketing features are automatically activated based on the sale price of the property, including luxury listing syndication, luxury-branded digital advertising, grab & go social posts and full access to luxury templates in Xpressdocs and Design Studio. If your listing requires custom marketing, you can enroll the property in Luxury Collection online.
Note: All properties/listings enrolled in the program must meet eligibility requirements listed in the Luxury Collection Program Marketing Guide.

No, but you may incur charges based on the services you choose.
Do I need to pay in advance?
Do I need to pay in advance?
No. When the listing settles, any charges paid by the company will be deducted off the top of the commission along with any marketing expenses that you have paid. These charges will be deducted from your commission check in proportion to your commission split. Therefore, you and BHHS Fox & Roach share in the marketing costs in promotion to your commission split. Ex: You incur $1,000 in charges against your listing. If your commission split is 80/20, you are responsible for 80%.

You will be responsible for 33% of total marketing expenses. These expenses will be deducted from a future commission check. The Company absorbs the rest. If there are approved marketing expenses paid by the agent, the agent will be reimbursed 66% of the total out of pocket expense. The Company absorbs the rest.

The LC Program is a valuable and unique benefit to our agents. You are able to effectively obtain and market high end listings with no financial downside and without incurring out of pocket expense. The Company allows a $5,000.00 marketing budget per Luxury Collection listing for approved marketing expenses (Brokers Open House expenses and Staging are not marketing expenses covered under the Luxury Collection Program). Brochures, print and digital ads, Luxury Signs, are examples of marketing materials for your property that will incur cost, but the payment is delayed until settlement.

The cost of the double-posted sign is $525. An alternate upgraded sign is the yard-arm sign which can be ordered from LJS Signs.
