Your investment strategy will help dictate where you'll want to invest. Here are some locations to consider:
A great place to start. Many people love that they can charge command higher rent since typically these have more bedrooms and square footage than multi-family on a per unit basis. Other items to consider is how to handle lawn/snow, etc and the costs associated with it. If you're planning to be more hands on, you may want to consider having it be closer to your home so it's more convenient as you get your feet wet in investing.
These units typically are less expensive than a single family home, so you may have a lower entry point financially. Since these typically have an association along with them, many of the exterior & common area maintenance is included, so it's less you have to take care of personally. There is a cost associated with the association dues, so you have to decide if that is worth the cost and project if it will get you the returns you desire.
A multi-family property is usually a duplex, triplex, or fourplex. Owner's like these buildings because you get more of an economies of scale than a single property. While it's larger than a single family home, you still only have one exterior to maintain. Because of the economies of scale, there is usually an opportunity to earn more profit than on a single family home, yet they also tend to me more expensive, so there is a larger financial commitment.
Residential commercial buildings are typically classified as 5+ units because you need a commercial loan for buildings of this size. Similar to the multi-family option, you gain even more economies of scale and your financial commitment is higher as well. Many investors start smaller and usually evolve to commercial over time, while some make the leap to commercial right out of the gate.
In addition to the options listed above, other common investments include short-term rentals (like Airbnb and VRBO or vacation rentals) or mixed use properties (which may have a residential & commercial/business component to them). Examples of this may be a storefront shop on a busy street that has residential units to rent on the backside of them, etc.
