We try to be as upfront with our pricing as possible. There are a lot of factors that can influence the price of your specific home inspection. On this page, we will give you the information you need to figure out the exact cost of your inspection and a breakdown of the costs of our add on services. While shopping for a home inspector, you may find our prices to be higher than other inspectors. Shopping for a home inspector by price is wrong. You always get what you pay for, and our reviews speak for themselves. We will always find issues with a home that a "budget" inspector will miss. Many cheap inspectors are inexperienced, uninsured, unreachable after the inspection, and do not have the specialty tools that we bring to every inspection.
Our Basic Charges
Our base fee for a home inspection is $449.99. This applies to homes up to 3,000 sq ft. Each additional 1,000 sq ft increases the base fee by $100.00 so a 5,000 sq ft home would have a $649.99 base fee. Some homes have a crawlspace underneath them, or a pool/spa. Each of these options will add $50 to the base inspection fee.
The next modifiers that influence the price of your inspection are age and distance. For inspections further than 65 miles from our office address we charge $35 extra to offset the cost of fuel and extra commuting time. If the home to be inspected is over 50 years old we also charge a $25 fee to offset the amount of time to document an anticipated higher number of defects. So in summary, if the home to be inspected is 4,000 sq ft, 90 miles away from our office, has a pool and was built in 1952 the total base fee would be $659.99.00.
