We started this project in June 2021, purchasing the plot from auction helped us get a good price and start building as quick as possible, less paperwork!
Like the saying goes "you can't build a house starting at the roof" this project is the complete opposite, we had to start on the roof because of how damaged it was. We extended the property off the plan - but reconfigured inside so we could fit the stairs, downstairs toilet, bathroom and a welcoming entrance area all in 4sq. m!
We hired a team of local roofers that get the job done properly, design-wise we knew the colour and style of slate would really add to the modern/traditional mix cottage design we wanted to create. This Cut & Pitch roof has 2 dormers. The second, smaller dormer was for the master bedroom, with 2 Velux's installed at the rear of the property.
We wanted a cottage that stands out from the rest of the road, since there weren't many other new developments or refurbs in the area we had full creative capacity. We then installed all of the windows, French doors in the "garden area" (right) and the front door.
Going from what used to be an old coach house, where horses and carriages were kept, to cars, then finally to a cosy, warm detached cottage, over 120 years of important history is in this project!
We went for a full open-plan design as it's a lot more free-flowing, and we believe this design is in-keeping with the warm and traditional feel.
The last piece of the puzzle, to finish this project off we built decking which fused with the entrance of the building too, acting as a step-up to the front door, which also serves as a small porch area too. As we finished up the front garden we used old bricks from the original construction of this 1899 Coach House to build a pathway from the pavement to the front door!
Then we reach the end of our first project we did as a team in Batney Holdings, over 40 years of experience in construction, design and decoration collaborated to set the bar for our future projects, finished to a high quality, designed well and standing out.
This property was rented out, then refinanced to free up equity for project number 2, 3 and 4!
