We need to be careful when our client is an entity to be certain they are signing on behalf of the entity and not personally.  If the buyer or seller is a corporation please ask the signer what there title is and have them sign accordingly. Example:

My corporation is I.K.I.C.D.I., Inc. and I am President of the Corp. 

Signing on the contract will appear as follows:

I.K.I.C.D.I., Inc.             Brian G. Walsh, President       2/26/18
Seller printed name       Seller signature                         Date

If the buyer or seller is a limited liability company please ask the signer what there title is and have them sign accordingly. Example:

The Limited Liability Company for our building is 901-D, LTD and I am the Sole Member.

Signing on the contract will appear as follows:

901-D, LTD                    Brian G. Walsh, Member         2/26/18
Seller printed name       Seller signature                         Date
