When our buyer(s) are considering asking the seller(s) to make repairs after an inspection it would be best to explain to the buyer(s) that the way our contract is written that should an agreement not be reached within the three day period after repair request is made then the contract is null and void.  I don't want to deny our buyer(s) the opportunity to request repairs or ask for credit in lieu of repairs but think they should know that there is the risk of losing the property in the event that terms cannot be established in this time period.  The language is very straight forward and offers no flexibility see below and refer to lines 147 - 149 of contract.

"If a written AGREEMENT is not signed by SELLER and BUYER within those three (3) days, this AGREEMENT is null and void and SELLER and BUYER agree to sign a mutual release."
