At our last meeting I said I was going to cover how to use our tech to your advantage but since I am going to be having meeting a week early I will hold off on this subject until next regularly scheduled meeting in April.  We did a little bit of role playing at last meeting and it seemed to be good so if you have a topic for that please bring it and we'll see you then.  Thanks, BGW

The bad practice of changing pages on an accepted contract..

Please do not change pages on an accepted contract.  It is risky and you would never find an attorney doing it.  Last week an agent outside of our company submitted two pages from an existing contract with changes on them along with a removal of contingencies.  If the client wants to go along with the changes then please have them sign the removal of contingencies but please do not have the pages signed and let them know it is a risky practice that we do not partake in.  There is too much of a chance that pages could be omitted, especially with all of the parties involved.  Also, should a residential property disclosure frorm need to be updated due to something occurring after it was completed, please use our blank addendum and remove Addendum A from the top and add amendment to property disclosure form at top and then forward to seller and ask that they please fill out to the best of their knowledge, sign, date and return and that can be added to the original.  Again this practice lessens the risk of omission of a page(s) due to confusion.  Any questions on this please let me know.  Thanks, BGW

Rental Listings..

Due to the different landlord/tenant laws in the different municipalities we will no longer be providing a lease for client/customer use.  When we represent the landlord they will need to provide the lease and when we represent the tenant we will look to the landlord of the property they are interested in to provide the lease or provide their own if nothing is available.  Our legal counsel can help with this for a fee.  There are too many variables and clauses in a lease to offer a generic document.  Thanks, BGW

When a mistake is made at the front desk please let the front desk know to correct.  If the mistake really shouldn't have been made, example: you put the correct amount of taxes on the MLS input sheet and the half year amount was added instead please let me know about it.  If I don't know about this stuff then there is a good chance it will be repeated, if I know then I can attempt to find a solution to stop it from happening again while letting staff know to be on the look out, too.  Not to long ago we were having issues with listing descriptions and errors, I was able to put a task in the PP listing checklist letting staff know to double check descriptions before going live with listing and I believe we have had less, if any errors since.  Much of this stuff occurs because of habits (example: staff double checks tax records per my instructions to make sure correct and instead of posting annual amount posts half year amount shown on records).  Thanks, BGW
