As of January 15 the MLS has updated all 5 input forms.  If you use the link provided in the Other section of our Documents (NORMLS Forms) it will take you to the new versions.  Thanks, BGW

Scheduled dates and times:

They will be offering this on three different dates this year and you will be able to watch on your computer at home or here in the office.

The first program will kick-off with 5 days in a row - Feb 12, 13, 14, 15, 16 (M-F)

After initial week, classes will be weekly on Wednesdays for 11 weeks. 

Class times will be: 11:00 - 1:00 EST.

Smart Listing..

HomeSmart has come out with a system similar to our old HomeInfoLine product.  I thought it was going to be free but it appears they will be charging for it and they won't know what they will be charging until a few companies use it for the 90 day free trial so they can ascertain what it costs them and establish a price.  In order to take advantage we would have to purchase small free standing signs or riders that would be easy for the consumer to see.  It seems to me that this technology is a lot less popular then it once was and one of the reasons I did not pursue after we had troubles with ours was the intrusive nature of contacting people who were simply calling in to get information.  I did not want to make any decisions on this without your input so please let me know your thoughts.  Here is a link to a brief description of the product (in the video it says there will be no added fee for the service outside of the sign cost, they have since decided to charge).  Thanks, BGW

How to send a review request to your client from Zillow..

The following instructions will be added to the Commission Disbursement notice you receive when we pay you..

Please don't forget to request a review on Zillow.  Here are quick instructions:

For best results text client asking if they would be willing to write review and after receiving approval
Login to Zillow at
Then click here:
Enter email address in first box
Add client first name after Hello in second box
Click check box next to "I am indicating that this person was a past client".
Click Send Request button at bottom of page

Staying in touch with clients..

Training videos, service additions & our websites..

I have created some short training videos to help with tech tasks and the HomeSmart system.  You will find these in our Toolbox at bottom of page under Training:

Adding/changing About Me section of HS website

Connect HomeSmart website to Facebook, etc

Creating links to your listing in HomeSmart system

When I am asked questions where a small video would help others I will do my best to produce, post on home page and archive in Training section.

One caveat with HomeSmart's flyers.  If you have an abundance of text in your description it can cause issues with formatting on flyer.

I have decided to add some things that the front desk will be doing as listings and sales (primarily listings) progress through the sale process:

I hope to have it up and running by January 2 but please be careful when telling your clients about this stuff as some of these things will require a little time to go by before the listing propagates and we can do the work.  

When new listings are placed on the market we will post the listing on our business page using a link to the listing on your site with a small caption at top stating, "Just listed by Agent Name!"

When new listings are placed on the market we will  feature the listing on the home page of your website and our office website and list it on youtube with an agent branded listing and unbranded listing (double exposure), here is an Example

When listings are placed under contract we will post the listing on our business page using a link to the listing on your site with a small caption at top stating, "Agent Name's listing is now under contract!"

When listings close we will post the listing on our business page using a link to the listing on your site with a small caption at top stating, "Agent Name's listing has sold and closed!"

When sales close we post the zillow link for sold property on our business page with a small caption at top stating, "Agent Name assisted in sale and closing!"

Our HomeSmart websites have a cool feature where they show our listing sales history (not sure any others have this).  You can use your past sale listings for your clients to view for upcoming listing appointments and to show you are doing business.  You can also set up a page on your website stressing the importance of properly marketing your home for sale and include links to homes you have sold that include a well written description and excellent photography and get in to other aspects of listing a home for sale such as dealing with multiple offers, proper communication and the like.  As always, I can help with this.  Having this available to point clients to is an excellent way to set the stage before you even meet them with new business.

Barb has updated taxes, assessments and homestead exemptions for all active and contingent / pending listings per new rates for 2017 (payable in 2018).  Thank you Barb!
