* Any appraisal paid on COE will be charged a finance charge. Any COE fee not paid within 45 days will be charged another $75 per 45 days until paid. These terms are accepted by the client upon receipt of the appraisal request by GSD Appraisals Inc.

You will be my first priority! 8 hours or less total turn around depending on where the subject property is located in Maricopa or Pinal Counties. Must call early (6am). If you call after 10am report will be turned into you later that same night before midnight.

Comprehensive appraisal of a single-family home, including an interior inspection by the appraiser.

2-4 Family:

Comprehensive appraisal of a two, three or four-family home, including an interior inspection by the appraiser.

Comparable Rent Schedule:

Estimation of market rent and rental analysis.

Operating Income Statement:

Reports the amount of operating income that can be used in evaluating the applicant's credit on applications for conventional mortgages that are secured by one-family investment properties and all two- to four-family properties.

Desk Review and Report- COD $250

A review of another appraisal in which the reviewing appraiser does not physically review the subject property.

Fannie 2055 Drive By - COD $250.00

Limited scope "drive-by" appraisal of a single-family home using Fannie Mae form 2055. No interior inspection required.

Satisfactory Completion Certificate/Final - COD $100

One page form used to complement the original appraisal. Primarily used when properties are appraised prior to the completion of their construction of renovation.

Homes over 3000 square feet

3,000 Sq. FT. These homes require more time for research, and time spent at the property for inspection. Appraisal fee is $450
