The Opportunity

This is one of the three properties I bought in the 30 Day Challenge I made. We found this property using the fresh to the MLS method, this was a traditional sale not an REO. When I called (which I always do before I drive a property) to see if it were available they were just about to submit offers in a couple hours so I dropped everything, jumped in the car and took a look. As soon as I walked it I called the agent from the front porch and let them know to write up the offer which got accepted over 30 other offers after having to raise my price $25,000 and offering a 4 day close (The trust ended up taking about 3 weeks to close)

This property consists of a 2 Bedroom 1 Bath 850 sq. foot house on a large lot. We paid $145,000 and go to the property pro-forma page for our projections.

  • We have recieved multiple offers...
    If this is like any of our other projects it will take 1.5 times in escrow to close the deal. Hopefully this will be different but there always seems to be a roller coaster of activity on these projects.

  • Ready......Set.......Let's Sale - Tower we are on the market, let's get er sold.
    Put 5th officially on the market this friday which gave me a few days to let other agents know about it before it hit the market. I like to do this because it allows me to give something of value to an agent and hopefully when they find a good deal in the future I will get the call. I bought around 3 properties this year using this technique.
    Here is the virtual tour of the property I decided to be more aggressive with the pricing to hopefully attract a lot of offers out of the gate so I can choose the strongest buyer with the best price.

  • Final stretch with construction
    The plan is to have the inside complete today minus some punch list items, plumbing and final cleaning/touch up paint.
    Tomorrow the landscaping should be going in and the shutters up. That should really pull the look together.

    I am undecided as to whether I want to bring it to market over the 4th of July weekend or not? I will Poll a bunch of realtors on Facebook and Linkedin to see what they say and call some up also.

    Once this is ready for the market I will personally start calling agents and letting them know this is for sale. I am not trying to take away from our realtor's job who brought us the deal I just feel that it give me a reason to call a Realtor up, give them information of value (a property that's not yet on the market) and then let them know what I am looking for.

  • Video update from the 21st of June
    Here is a quick walk through video from Wednesday.
    • As I speak the exterior is getting prepped for paint which should be going on today or tomorrow and finished Monday.
    • Ahead of schedule for construction grand opening
    • The rest of the Home Depot order will be there today (I hope) appliances arrived yesterday
    • Landscaping going in this weekend (we work weekends to get the projects done on time)
