ORGANIZATION DESCRIPTION:

The Berkeley Student Cooperative (BSC) is an 85 year-old student-governed and operated non-profit affordable housing cooperative near the University of California at Berkeley.  The BSC houses 1280 students in 17 room-and-board houses and 3 apartment complexes (ranging in size from 17 to 259 students).  Student Maintenance Managers in each housing unit are expected to do their own minor repairs and projects, relying on members of the professional Maintenance Crew for guidance, training on how to complete repairs, quick emergency response, and completing and/or overseeing more significant repairs and capital improvements.  To learn more about the BSC please visit our website at www.bsc.coop.  

 

GENERAL JOB DESCRIPTION:

Maintenance Crew members perform preventative maintenance, maintain the functioning of major systems, fixtures, and equipment, perform and/or supervise capital improvement work, and coordinate with outside vendors brought in to provide services/repairs. They are expected to train and supervise student Maintenance Managers in repair and maintenance techniques (by leading workshops, providing hands-on training in-house, etc.). Working from written and oral instructions, they are expected to perform independent repairs and be operational in at least two of the following areas: Plumbing, Electrical, Carpentry, Heating and Mechanical, and/or Locksmithing.  More advanced, senior positions are available for those that have substantial experience and are able to perform journeyman level work in one or more of these areas.

Maintenance Crew members maintain computerized records of work completed and report to management as necessary. They coordinate dump runs and the regular services and repairs for the BSC vehicle fleet. They purchase and deliver materials as needed and keep accurate records for such purchases. They must be willing to carry a cell phone and respond to requests for emergency overtime, as needed.


DESIRED SKILLS AND KNOWLEDGE:

In addition to those skills listed above, a Maintenance Crew Member must be able to learn new skills quickly.  They should have good interpersonal and communication skills, and the ability to work well with a diverse group of people.  Basic math skills are necessary as well as computer skills.  They must be willing and able to develop familiarity with BSC buildings and policies.

 

ENTRY-LEVEL EXPERIENCE AND/OR EDUCATION REQUIRED:

1.       Two years of college or equivalent experience working in a college environment.

2.       Two years (full-time equivalent) performing maintenance for residential buildings.  Four years and journeyman level skill for more advanced positions.

3.       Must have own vehicle, a valid Drivers’ License, and a good driving record.

  1.    Desire to work with students in a student-controlled environment.

 

ADDITIONAL REQUIREMENTS: 

  1. Ability to perform duties in a normal office environment and at BSC properties, both indoors and outdoors in all types of weather.
  2. Ability to talk, listen, stoop, kneel, reach, sit, stand, move, walk about construction sites on uneven terrain, crawl and reach in confined spaces, observe and measure physical attributes of properties in various stages of construction, distinguish shades of color, and engage in repetitive motions.
  3. Ability to lift 60 pounds.
  4. Ability to operate a computer keyboard, printer, copier, fax and telephone.

 

COMPENSATION AND BENEFITS:

This is a full-time position with a competitive hourly pay rate based on prior experience and skill level, with a minimum starting wage of 25.30/hour.  Benefits and other conditions of employment are pursuant to a collective bargaining agreement, which currently provides for annual cost-of-living pay increases, annual performance-based raises and bonuses, paid health and dental insurance for employee and dependents, paid holidays, vacation and sick leave, long-term disability and life insurance, and a generous retirement benefits program.
