Owners pay only 3.25% plus HST and up on the sale of their property,
as of May 1st 2012 for Multiple Listing Service (MLS®).
Why so low? This is why - no signage on the lawn - no open houses - no property brochures - 70 day listing period till it's sold - no print ads - no advanced marketing techniques - owner attends the property for appointments unless a lock box is used, you don't have to buy another property through me, or you don't have to sell a property through me.
If you choose a 5% plus HST commission rate, the service is different. (5.0% plus hst with print ads and advanced market techniques) Updated May 1st, 2012.

(we pay the Buyer Agency their commission out of the commmission funds on closing)
Call regarding Exclusive listing services which will cost 3.25% plus hst, excluding a mere listing on MLS® and includes the
Buyer Agency commission. But I will use the MLS® for market analysis and updates for the owners. Minimum charge is $1,500.00 plus hst.
Mere Posting Flat rate (call for current rate) fee for mere posting is at 0.0075% plus hst of the asking price as of May 1st, 2012, minimum charge is $1500.00 plus hst on Multiple Listing Service (MLS®). Not recommended. Previous policy is ended.
Call for rates for Buying representation services. If requested before sigining of the Buyer Representation Agreement. Flat fee rates and commission Rates for Buyer Representation Services for Buyers are sometimes confidential and negotiated privately with the Buyer interested in making a purchase of real estate. There is no cost to the Buyer for William's services except in some circumstances and there are some confidential conditions that you must buy through me always that will apply. There is fee of 2.25% plus hst commission and a Minimum charge of $1,500.00 for Buyer Agency Services.
William U Regan's New Home Buyers Agency Services - Buyers can request an appointment for a meeting with William, look at pictures and photo displays of property for sale via the email services, obtain “Working with a Realtor Brochure”, obtain email up dates, obtain a FINTRAC Brochure, submit home search requirements to William, request to setup a MLS email service updates for your home search requirements, register for pre construction purchase of a new condo apartment at “Special Authorized Realtor Sale,” learn about registration deadline dates for “Authorized Realtor's Special Event Days”, obtain a market analysis for a Buyer for a resale property.
I work in a fully equipped, full service office, with experienced secretarial services, full manager support, an efficient appointment arranging system, 7 day office services (excluding holidays), 24 hour answering service and paging services. We want to give you the best possible service in your real estate transactions.
Viewings and showing with William require a Buyer Agency Agreement. Information with agency agreements is at no cost to you. Agency Services are at no cost to Buyers - some conditions apply. Full service agency agreements for Home Owners. This is not intended to solicit agency contracts with other Brokerages.
