To quote Sonny Corleone in The Godfather: "What, did you go to college to get stupid, or something?"
 
You know what, though?  Never freaking again, my friend.  The Maestro will NEVER, EVER, EVER, EVER step into a cubicle again... unless I'm going in to rescue someone.  And that may happen, because I still have family and friends that dwell there.  You know why?
 
Cuz they think that's where they belong.  Hogwash!
 
Nobody belongs there.  It's the closest thing to Hell on Earth!  Seriously, I can imagine Hell being an office, lined with cubicles and run by a bunch of Lumberg's...

Stop Dreaming... And Start Doing!

Uh... it's not because owning your own business is easy, that's for sure.  If it were, everyone would be doing it, don't ya think?  Of course they would. 
 
The fact of the matter is that flippin' houses isn't easy.  And, owning your own business isn't easy, either.  It's HARD!  And anyone who tells you different is straight up lying to you.
 
People naturally want freedom and money.  We all want that.  So, why do so few of us have it?  Because most people simply do not go after it.  And, what's the best way to achieve that goal?
You guessed it.  Hire someone who is already doing it, to show you how.

Uh... no you're not.  How do I know?  Because I've been through this before.  I've been a student, and I now coach students.  This business is hard enough with someone mentoring you.  I can't even imagine trying to go it alone in this business.  Nothing is impossible, but learning to flip houses on your own has to be pretty close.
Look, I still have mentors in parts of my business... and I consider myself a pretty smart dude.  It's just a fact of life.  Robert Kiyosaki, of Rich Dad fame, once said that the biggest mistake people make is not asking successful people to teach them what they do.  I did ask someone... and my life hasn't been the same since.  Of course, I brought my checkbook with me...
Here's the bottom line.  It doesn't matter how smart you are.  It doesn't matter how motivated you are and it doesn't matter how much talent you have.  Guess what?  We all have those things.  It just comes down to learning curves.  Mentors cut your learning curve by 90%.  Without one, you will undoubtedly waste TONS of time, effort... and money. 
Isn't it better to invest your money on someone who will keep you from wasting it?  Sounds pretty smart to me.
 
             Short Sales And REO's Are Fashionable Now...            But Will They Always Be?
The simple answer to that question... is no.  Sure, short sales are fashionable, due to the amount of foreclosures plaguing the country right now.  And, bank-owned property, or REO's, are also vogue, and for the same reason.  But, have they always been?
No.
Will they be next year?  The year after?  The year after that? 
No.
What will?  Wholesaling.
Listen, the more popular an investing niche is, the more the government is going to try to hinder its progress.  I.E. the harder it will be to make money.  You are seeing it happening right now with short sales and REO's.  Have you ever heard of title seasoning?  If not, Google it. 
Look, the government does not like to see people making money off of others' failure... unless it's them making the money.  If it's us, they will do everything they can do make it virtually impossible to do business.  It's all part of the communist society we live in now here in America.  And yes, I said it.  It's communism.  You can sugarcoat it with any fancy title you like, but in the end, it is what it is.  What?  You didn't actually think we were living in a democracy, did you?
Wholesalers work the system... flying under the radar.
Wholesaling has been flying under the radar for years!  That's a good thing!  No... it's a great thing.  Why?  Because it allows us to conduct our business, which is legal in every facet, and make TONS of money doing it.  How? 
Well, for one, we don't deal with banks.  And, we don't deal with the government.
Can short sales and REO's make that claim?  Absolutely NOT.
In the end, it's wholesaling that was here in the beginning, and it's wholesaling that will be here in the future.  Again, can loss mitigators (short sales) and REO flippers make that claim?
Oh, and by the way, when you short sale a property, you better be prepared to wait.  A typical short sale can take anywhere from 60 days... to a year and half.  Can you imagine negotiating with a bank for a year and a half? 
Me either. 
The Housing Market Sucks!
Is This A Good Time To Get Into Investing?
Uh... in one word... YES!  This is the absolute BEST time to get into investing, and especially wholesaling!How do I know?  Because my students are routinely flipping houses for thousands of dollars each month!
The only thing the current housing market has done is to weed out all the Johnny-come-lately wholesalers that jumped in during the boom.  I look around, and I wonder to myself... WHERE ARE THEY NOW?!?!
They're gone.
Only the big dogs are left.  You DO want to be a big dog, don't you?

  Where Have All the Wholesale Buyers Gone???
That's the biggest question... and FEAR... of wholesalers today.  Where have all the buyers gone?  What good does it do me to do all this work in finding a great deal, only to have nobody to flip it to?  Banks aren't lending to investors anymore, right?  Tell me, Maestro, won't you?
I absolutely will.  And I'm so glad you asked...
Here is what I absolutely know for sure.  Wholesale buyers are still out there... buying property and cashing in on our great deals.  Trust me.  My students prove it every single week.  In fact, listen to what my current student had to say after I gave him one of my simple, foolproof ways of finding cash buyers:
"When it comes to the buyer signs I put out in Buffalo last Friday, no one has picked them up, I am still receiving 5-6 calls everyday from cash buyers!  I only put out 15 signs and have receied 29 calls in one week!"  - Henrik Hjertberg, Niagara Fall, Ontario
Uh, do you still believe that no one is buying wholesale property anymore?  I didn't think so.
And you're right, banks are not lending to investors any longer.  But, that's actually a good thing!  When you eliminate a bank from the equation, guess what happens?  Our deals go much, much smoother!
Cash deals are much quicker, run much smoother and sidestep ridiculous impediments like seasoning laws.
