Three concepts were prepared for this Study Area.

Concept A is a large lot concept consisting of 15 lots ranging in size from 2 to 5 acres in size with approximately 7 acres of open space preserved along the shoreline. No zoning amendment would be required for this layout.

Concept B consists of 29 lots ranging in size from 3/4 to 2 acres with approximately 28 acres of open space preserved allowing shared access to the shoreline. A zoning amendment may be required to allow for this density.

Concept C is a dense cluster development with 60 lots ranging in size from 1/4 to 3/4 of an acre along with open space, a recreation trail network, and shared access to the shoreline. Zoning amendments would be required to achieve density.
