![]() How It Works For Buyers
Step 1 Choose the desired home you want to buy from our list of available homes. (click here to view our current list of homes for sale)
Step 2 Fill out the FREE online application unless already pre-approved for financing. (click here to begin the application process) ***If already approved, simply contact us to let us which home you are interested in, plus you can skip to step 5***
Step 3 One of our specialists with contact you to determine your strategy on financing options to get pre-approved for either traditional bank financing or owner (TLC) financing.
Step 4 Gather documentation paperwork along with the credit report fee ($30) to submit to underwriting for loan approval to get approved.
Step 5 One of our specialists wil help you submit an offer and work towards getting you an executed contract to purchase your desired property.
Step 6 Get an executed contract, do inspections, and work with your lender to get the final approval to close.
Step 7 Close at the preferred title company (or attorney's office) and ENJOY your new home and all the benefits and PRIDE that come along with home ownership.
Step 8 Make monthly on time mortgage payments to your lender (TLC for owner financing) until your mortgage is paid in full or until you refinance with another lender. (If TLC is your lender, we will escrow for your taxes and insurance)
***After closing, if TLC is your lender, we can also introduce you to a certified independent mortgage specialist, who usually assist in credit repair and improvement (if needed). They can also work with you to help your ability to get qualified for a refinance which will hopefully lower the interest rate and monthly payment amount. Usually after working with a certified mortgage specialist 6-24 months, our clients are able to qualify for a refinance. NOTE: THIS IS NOT A GURANTEE***
