1. How much is the selling price? Selling price is P11,500 per square meter. (Revised March 2009)

2. Is there a discount for a CASH transaction? 2% discount to CASH Buyer.

3. Revision Aug-5-2008: Seller will cover Capital Gains Tax (CGT).

(What does NET mean? A Seller quoting price with "NET" indicates that the Buyer shall shoulder all closing costs. This is a customary practice in real estate transactions in the Philippines. )

4. What constitute closing costs? Closing costs for private/personal real estate transactions are (these are estimates):
  • Capital Gains Tax (6%)
  • Doc Stamps (1.5%)
  • Registration Expenses & Transfer Tax (1.5%)
5. Revision Aug-5-2008: Seller will shoulder Capital Gains Tax (CGT).

(Shouldn't the Seller be the one to pay Capital Gains Tax (CGT)? As we have indicated on FAQ #3, the price we quoted is NET. We, the Sellers have set the condition that Buyer will pay all closing costs including CGT. If buyer were to purchase directly from Ayala or other corporate developers, the buyer will be the one to pay the 12% VAT.)

6. Revision Aug-5-2008: Seller will shoulder Capital Gains Tax (CGT).
Can the Closing Costs be lowered? Above posted closing costs are estimates. We will work with the Buyer to accommodate lower closing costs. This can be done in the final stages of the real estate transaction.

7. Can we visit and inspect the lot? Yes, we will personally facilitate visit and inspection of the lot for sale to serious buyers only.

9. We would like to purchase the lot. How long does it take to complete the transaction? On Seller's side, all documents are ready (title, tax clearance). Per experience, the maximum time for a Complete Transfer of Title is 6 weeks. Actual time depends on the Cavite municipality how much time it takes to complete a Transfer of Title. 

10. How much is the Association Dues for this lot? 2008 association dues is already paid up by the Seller, the amount was P13,176.00

11. How much is the real estate tax? Seller recently paid the real estate tax in the amount of P790.56

12. Do you accept transactions via escrow? We understand that the transaction is of a huge amount and a respected Escrow entity may be required especially for international buyers. In this regard, we are willing to work with validated and reputable escrow facilities from banks with universal classification such as Banco De Oro. Escrow account to be set-up bu Buyer. Escrow fees to be shouldered by Buyer. (revised March 2009).
