Welcome to the Shops of Bird Mountain web page!  The purpose of this site is to give you a full understanding of the property's many features..., along with the demographics for the area.
We are offering from one to four spaces at reasonable rents.
 
 
Building History:  Constructed in the early 80's, the building was known as the Bird Mountain Market, and began as a convenience store. Eight years later, it was sold, the building expanded, and became a wine shop on one side and a liquor store on the other.  The most recent transfer occured in 2006 and the re-design began.  The architectural firm, Brady-Trakas raised the ceiling and expanded the porch to cover the full front of the building. Basically, the building is a complete redo: new windows, roof, electric, plumbing and air conditioning.
And as it nears completion, we are activly looking for several good tenants to complete the project.
 
 
 
Building layout: The structure, currently, has a very flexible layout.  It can be configured for 1, 2, 3 or 4 spaces, ranging in size from approx. 200 to 2000.  It contains a small hallway (center, rear) with two bathrooms, accessed from all units. For outside seating, there is the large porch, and garden areas that will accomodate 50+ people.
In addition to the commercial spaces, there is a two bedroom, one bathroom apartment upstairs which will be rented after the downstairs is finished.  This unique apartment is almost like a 'treehouse' with a large deck suspended under towring oak/maple trees. It consists of a substantial, loft-like main room with open kitchen, french doors to the deck, and two bedrooms. It, too, has new central a/c, bamboo floors, and a marble bathroom. Adjacent to the apartment stairway is a large ( approx. 2/3 acre ) landscaped garden, which is totally fenced in and very private. The garden contains specimen evergreens, rododendruns, azaleas, a large pear tree, and numerous mature hardwoods.
There is also a free-standing small wooden structure ajacent to the parking lot,which would make a good produce stand.
 
 
Demographics: The Tryon, Landrum, and Columbus communities form a triangle with each town having its own personality.  All have developed into progressive small towns with large (relatively speaking) horse and retirement communities.  Disposable income is high, based on these groups, and a number of small business which would thrive in such an environment, are missing.  We are looking for just such entrepreneurial talent!
 
Possible Usage: The shops of Bird Mountain lend themselves to the following or similar businesses:  Equestrian related shop, art gallery, health-related businesses (chiropractic,wellness, healing,etc.), gourmet market, florist, wine and cheese shop, upscale coffee shop and/or bakery, an organic produce market, an ice cream shop, newsstand, etc.
And we are open to having good commercial office tenants as well.
 
This property could also be purchased, and makes a great end-user type of building.
 
Location: The Shops of Bird Mountain are located mid way between Tryon, N.C. and Landrum, S.C. on the heavily trafficked Asheville Highway ( just below the SC/NC state line).  The building sits diagonally to the road providing much higher exposure for taffic headed to Tryon.
 
Property: The lot size is slightly over an acre, with approx. 26 parking spaces available.  Approximately 2/3 of the total area is behind the building offering room for future expansion.
 
Neighbors:  Even though the building stands alone, it is situated, strategically, alongside three of the truly successful businesses in the area :  The long standing Tryon Lumber Co., The Farm House ( tack, feed, and equestrian supplies ) , and the Hungry Fox Restaurant. ( a drive by at any lunch time tells the story with this one!)
